A huge congratulations to my sellers and to the new homeowners!

This closing is a little extra special, as this home has been part of our family and holds so many wonderful memories.

Great location. Enough bedrooms. Beautifully updated. Within budget. Amazing backyard. The catch?

That backyard comes with a pool… and you weren’t exactly looking for one. For some buyers, that’s an instant bonus. For others, all they see is maintenance, extra costs and one more thing to take care of.

🎮 SIDE QUEST: Don’t automatically rule it out! Find out the age and condition of the liner, pump, filter and other equipment, ask about typical maintenance, and have the pool properly inspected when appropriate. You might discover that the upkeep is manageable—and end up loving something you never thought was on your wish list.

❌ SKIP IT: If you know you’ll never use it, don’t want the responsibility, or the pool/equipment needs significant work, think carefully about whether you want to inherit that expense. Removing a pool can also be a project of its own.

A pool doesn’t automatically make a property better or worse—it comes down to whether it fits your lifestyle.

Then you realize… there’s no basement.
No extra storage. No future rec room. No basement bedroom. No place to hide the Christmas decorations, Costco haul, and seventeen boxes you swear you’re eventually going to go through.

🎮 SIDE QUEST: No basement doesn’t necessarily mean no storage or future potential. Does the home have a garage, large closets, attic storage or a shed? Is there enough finished living space upstairs that you don’t actually need a basement? You might even appreciate never having to worry about finishing or maintaining one.

❌ SKIP IT: If you specifically want a future rec room, home gym, extra bedroom, workshop or a ton of storage, this is something you can’t simply renovate later. If basement space is important to how you plan to use your home long-term, don’t talk yourself out of that priority just because you love everything upstairs.

Perfect location. Enough bedrooms. Great backyard. Updated. You walk through it and immediately think, “Yep. This is the one.” The catch?

It uses basically every dollar of the budget you set for yourself. Suddenly the question isn’t whether you can buy it, it’s whether you’ll still be comfortable after you buy it.

🎮 SIDE QUEST: Look at the full picture. What will the mortgage payment, property taxes, utilities, insurance and regular maintenance actually look like each month? If those numbers still leave you with comfortable breathing room, being near the top of your original purchase budget isn't automatically a deal breaker.

❌ SKIP IT: Getting approved for a certain amount doesn't mean you need to spend it. If buying the house leaves you stressed about normal expenses, unexpected repairs or simply enjoying your life after closing, that dream house might not feel so dreamy once the first few bills arrive.

Your maximum approval and your comfortable budget don't always have to be the same number.
Perfect house + maxed-out budget… are you taking the Side Quest or skipping it? 👀
