Lakewood Park South in Tecumseh is officially open, and if you’ve been waiting to see what almost 4 million dollars actually got you, here’s the answer.

There’s a natural amphitheatre for music and small events. A food truck plaza, and word is the food operator is already thinking about Jazz Fridays. Water jets that shoot straight up from the ground, plus misting trees to cool off on a hot day. They turn on with the push of a button, so the kids are going to have a field day with that one.

Free bocce courts. Bring your own set and play. The disc golf course out back is still there too, with walking trails running through the whole park. Oh, and a natural gas fire pit and all-season bathrooms, which means this place actually works past the summer.

The grand opening was this past Sunday with a Party on the Plaza. If you missed it, no big deal. The park’s open now and it’s not going anywhere.

If you’ve been looking for a new summer spot in Windsor-Essex, this is it. Save this for the weekend and send it to whoever you’re dragging along.

Where’s everyone meeting first, the food trucks or the bocce courts?

A proposed mixed-use development in Colchester is sparking debate, and interestingly, the controversy isn’t really about the apartments.

The proposal for 80 County Road 50 includes:

• Commercial space at street level
• 19 residential apartments
• A 9-unit motel

At a recent public meeting, several residents and council members voiced concerns about adding another motel next to the existing Grove Motel, questioning whether seasonal tourism demand can support it long term.

Others argued the market, not council, should decide whether another motel can succeed.

This is actually a bigger conversation happening across many Windsor-Essex communities right now:

How do smaller towns balance housing demand, tourism growth, commercial development, and neighbourhood character as growth continues pushing outside the city?

No final decision has been made yet, and the proposal will return to Essex council for further discussion.

What do you think makes more sense for Colchester right now: more housing or more tourism accommodations?

What would you put here?

That’s the question I kept asking myself while walking through this commercial space for lease in Kingsville.

At just under 2,000 square feet, this corner unit offers something that’s becoming harder to find: flexibility. It’s a clean shell, which means you’re not paying to undo someone else’s layout before creating your own.

Could it be a coffee shop? A wine bar? Boutique retail? Fitness studio? Professional office?

One of the biggest mistakes I see business owners make is focusing on what a space is today instead of what it could become.

Sometimes the best opportunities are the ones that let you build around your business instead of forcing your business to fit the space.

Located in the heart of Kingsville, this space benefits from strong visibility, growing local investment, tourism, and a walkable downtown environment that continues to attract new businesses.

I’m curious. What would you put here?

If you know someone looking for commercial space for lease in Kingsville, send this to them.

Zellers is returning to Tecumseh Mall in Windsor this July 2026.

The original location closed in 2013. Thirteen years later, the brand is back as part of Zellers’ expansion across Canada, and Windsor is one of the first Zellers locations in Ontario to reopen.

Here’s what most people are missing. Retail real estate in Windsor has been on a tear. Rents are climbing, demand is high, and almost nobody is building new space to meet it. So when a national brand signs into Tecumseh Mall, that’s not nostalgia. That’s a vote of confidence in this market.

The new store will carry family apparel, home goods, toys, grocery, and seasonal items. A July opening is planned.

Know someone who grew up with Zellers? Send them this.

University of Windsor area. 6 units. $699,000. That math gets attention.

374 Campbell Avenue checks the boxes investors actually care about:

•Six residential units
•Rear parking
•Professional management already in place
•Located where rental demand is driven by the University of Windsor, transit, and city amenities

Student renters, young professionals, people who want to be close to campus without paying downtown prices — this corridor stays occupied.

The price-per-door works. The location works. And for anyone looking to enter the Windsor multi-family market or add a stabilized asset to an existing portfolio, the management structure makes this more hands-off than most.

Flyer and NOI available on request. Drop a comment or send me a DM and I’ll get them to you.

LaSalle’s main Rec centre is already maxed out. If you’ve tried to get into a fitness class or book pool time at the Vollmer lately, you already know.

So council voted on April 28 to start planning a pretty big expansion. Double gym, bigger fitness area, a real aerobics studio, longer walking track, more change rooms, and possibly a new senior centre down the line. Nothing is being built yet. Right now it’s $250,000 from the Vollmer reserve to fund the design and public consultation.

Here’s the part worth paying attention to.
The full project is estimated at $33 to $40 million. The provincial grant they’re chasing
caps out around $10 million. The town’s 2025 funding bid already got turned down because
the project wasn’t shovel ready, so this round of planning is how they get themselves into the running. But that still leaves a big gap to cover, and LaSalle just took on debt for the waterfront.

Some residents are asking fair questions. Why not fix the soccer fields and ball diamonds first. Whether the consultants are actually listening or just checking a box.

I don’t think there’s a clean right answer here. Growing towns need amenities, but how you pay for them matters just as much as whether you build them.

If you live in LaSalle, this one’s going to affect your tax bill eventually.
Share it with someone in town who hasn’t heard about it yet so they can weigh in while it’s still at the planning stage.

The old Windsor Arena has sat empty since 2012. Now the city wants to turn The Barn into something that actually matters.

It’s called The Village at The Barn. 102 private pods inside the building, paired with the help hub next door, giving people dealing with homelessness, addiction and mental health a real place to start over.

Every city is wrestling with this. Windsor looked at what’s working in Minneapolis and is trying to build it here. Real homelessness solutions don’t happen by accident. They happen when a city decides to try.

What do you think?
Should The Barn become a community hub like this?
Drop your take below and share this with someone who cares where this city is headed.

Most business owners look at buying commercial real estate as an expense.

The smarter question is: what if your building could help pay for itself?

One of the biggest advantages of a multi-unit commercial property is the ability to occupy one unit for your business while leasing the other. Instead of paying rent and helping someone else build equity, you can control your space, build long-term wealth, and potentially offset a portion of your occupancy costs with rental income.

That’s exactly what makes this property at McDougall and Shepherd interesting.

You’ve got office in one unit, warehouse in the other…
Which opens it up to a wide range of users.

If you’re a business owner leasing space today, it may be worth exploring what ownership could look like.

Big infrastructure projects usually don’t get much attention on social media… but they probably should.

Lakeshore just approved more than $69 million for major wastewater upgrades, including a new sewage treatment plant serving areas like Stoney Point and Comber, plus another $7 million for a Belle River sanitary sewer expansion.

Why does this matter?

Because infrastructure drives growth.

Before new subdivisions, commercial projects, or future development can happen, municipalities need enough sewer and water capacity to support it. These types of projects are often the foundation for long-term population and economic growth.

Municipal officials called these upgrades critical priorities in Lakeshore’s Water and Wastewater Master Plan as pressure continues to increase on aging systems across the region.

Another key detail: nearly $80 million in provincial and federal funding secured since 2025 helped reduce the financial impact on local residents.

This is the kind of story that quietly shapes the future of Windsor-Essex real estate, development, and investment opportunities over the next decade.

What do you think? Is Lakeshore positioning itself for major growth?
