WESTCOURT PLACE TENANT UPDATE
Following the November 12th 2019 fire at Westcourt Place, we are continuing to try and understand the scope of the damage to the property, the reconstruction work required and the anticipated timelines for its re-occupancy of the residential units.
This is a challenging task and can not be done quickly.
We have put a full response team in place and these professionals have been reviewing the fire’s impact on critical building operations (mechanical, electrical and plumbing systems), the damage it caused to the property’s common areas (including parking garage and corridors), and its effect on individual residential and commercial spaces.
While the assessment phase continues, early reports suggest the damage was significant, and that the necessary repairs will take many months requiring a prolonged dislocation for residents.
To assist with the costs of rehousing during this period, management has prepared cheques for residents refunding any rent collected from November 12 - November 30, 2019, to be distributed at the Management Office, and no rent payments will be required and/or accepted during the time of dislocation.
Given the amount of time you are expected to be out of your apartments, we are encouraging residents to pursue alternative, stable housing. Our management team is collecting rental listings in the neighbourhood and is happy to assist you with your housing search.
Please note that while we are not actively encouraging you to cancel your lease with us, we understand the challenges of the situation, and will honour any request for early termination should you wish to enter into a new lease, elsewhere. Anyone looking to terminate their lease are encouraged to discuss this with our property management team (and of course, seek independent legal advice, as necessary).
While the building remains uninhabitable, management supports residents desire to visit their suites to retrieve necessary items and small household goods continues. The protocol for suite visits is attached.
Finally, we want to thank residents of Westcourt Place for their continued patience and cooperation. We recognize the challenges you are facing, the frustrations involved, and the disruption posed by not being home- particularly at this time of year.
Please understand that like you, we are doing our best to resolve this quickly. It is our sincere desire to see the building re-occupied and life returned to normal as quickly as possible.
