Real estate is weird šŸ˜‚

You can go from talking to someone every single day, sending listings, debriefing showings and working through offersā€¦ to suddenly:

Congrats on the house. And now we justā€¦ donā€™t talk every day anymore. šŸ„²

Obviously Iā€™m thrilled when my clients get the keys.

Apparently I just need a small adjustment period after. šŸ˜‚

September was an interesting month in Windsor-Essex.

On paper, residential sales and new listings were both down from last September. But from where I was standing, it definitely didnā€™t feel quiet.

The buyers who are out there seem serious. Theyā€™re looking, comparing their options and being much more deliberate about what theyā€™re willing to pay.

Sellers seem motivated too, although that doesnā€™t mean everyone is suddenly flexible on price. Plenty are still holding firm.

The bigger thing Iā€™m watching heading into fall is listing strategy.

Earlier this year, we saw a lot of homes hit the market slightly under value hoping competition would push the price up. That strategy becomes a whole lot riskier when fewer homes are selling and buyers have more choice.

I wouldnā€™t be surprised if we start seeing more traditionally priced listings as we move further into the fall market.

The market isnā€™t dead. Itā€™s just making people work a little harder to get the decision right.

August was a quieter month for Windsor & Essex County real estate.

Average sale prices were essentially flat compared with last August, but sales activity dropped more noticeably. New listings were also down, just not by as much.

The bigger picture? This still isnā€™t a market where sellers can assume that simply listing a home will create demand. Buyers are being selective, and pricing realistically from the start continues to matter.

For buyers, that slower pace can mean a little more room to make thoughtful decisions instead of feeling pressured to move immediately.

As always, the overall numbers only tell part of the story. Whatā€™s happening can look very different depending on the neighbourhood, price range and type of home.

July was a slow month across Windsor and Essex County, and the numbers reflect what buyers, sellers and agents have been feeling.

The homes getting strong activity right now are the ones where the price, condition, presentation and location make sense together. That doesnā€™t always mean being the cheapest option, but the value has to feel clear from the beginning.

Buyers are still out there. Theyā€™re just much less willing to overlook a disconnect.
