May’s Windsor-Essex numbers are in, and the market is still active, but it is definitely more selective.

New residential listings were down compared to last May, but sales were down too, and overall inventory is still higher than it was a year ago.

That means buyers have more breathing room, but sellers still need to be thoughtful with pricing, presentation, and expectations.

Not a crash. Not a frenzy. Just a market that is making people work a little harder for good results.
