June Market Update

The Windsor-Essex market continues to offer great opportunities for both buyers and sellers.

With 476 homes sold, an average sale price of $566,103, and homes selling in a median of just 17 days, the market remains active. Inventory sits at 3.9 months, giving buyers more choice while well-priced homes continue to attract strong interest.

We’re continuing in the same trajectory that we’ve seen for the past year or so, except in one area.

Prices are relatively stable, hovering around the mid 500s for average home price.
Sales continue to be lower, month over month.
However, the number of listings isn’t drastically climbing like they had been.

A common question that I’m getting, or sometimes even a statement, is that we’re definitely in a buyer’s market. My answer is: it depends on the price range and location.

Today’s buyers are waiting for the house that checks all their must haves, including location, price, size, and condition.
