Ontario's rent increase guideline for 2027 is 1.9%. 🏠💰📈

That is the most the rent can go up on most rent-controlled units in Ontario next year - down from 2.1% in 2026. 📉

What it actually means:

- It applies to increases taking effect between January 1 and December 31, 2027
- Written notice must be given at least 90 days before the increase takes effect, using the Board's approved form (N1)
- Rent can go up only once every 12 months for the same tenant
- Units first occupied for residential purposes after November 15, 2018 are generally exempt from the guideline - that date catches out more landlords than any other rule in Ontario

One practical note: if you are planning a January 1 increase, your 90-day notice needs to be served in September. 🗓️

Every fall, the same small maintenance items can turn into expensive winter emergencies:

• A furnace that hasn’t been serviced - a no-heat call at −22°C, on a holiday weekend, at emergency rates
• A garden hose left connected - a split outdoor tap and potential water damage in the basement
• Eavestroughs packed with leaves - ice damming and water making its way into walls
• Brittle weatherstripping - higher heating bills, drafts, and an uncomfortable unit
• A dryer vent full of lint - a fire risk that is easy to overlook

None of these are major repairs in September. They can become major problems once winter arrives. ❄️

That’s exactly what a seasonal inspection is for: catching small issues before the weather finds them for you. It’s much better to discover a furnace problem on a Tuesday afternoon than at 11 pm on Boxing Day.

Ontario’s Rental Housing Gap Isn’t Going Away

Despite record levels of purpose-built rental construction, Ontario is still projected to fall significantly short of the rental housing it will need over the next decade. 📉

A new FRPO and Urbanation report projects a 121,000-unit rental housing shortfall by 2036, with Ontario expected to add approximately 1.4 million new residents over that same period. To keep up with renter household growth, the province would need roughly 25,000 new purpose-built rental completions every year. 🏘️

Construction is moving in the right direction. More than 66,000 rental units were under construction across Ontario by mid-2026, but the report warns that these levels need to be maintained for years — not treated as a temporary construction boom.

What does this mean for property owners and investors?

While some Ontario rental markets are experiencing slower conditions and increased availability today, the bigger picture remains one of long-term housing undersupply. Current market softness does not necessarily mean the demand for rental housing has disappeared.

For investors and property owners, this reinforces the importance of looking beyond short-term fluctuations and focusing on the long-term fundamentals: population growth, housing supply, location, property quality and responsible management. 📊

Ontario’s new-home market is showing signs of life again. 🏠📈

According to a recent report highlighted by NOW Toronto, new-home sales in Ontario jumped 130% year-over-year in Q2 2026, rising from 3,645 sales to 8,410. The increase follows Ontario’s HST rebate initiative for eligible new homes, which can provide buyers with savings of up to $130,000.

So, why should landlords and rental property owners be paying attention?

More new-home sales can eventually lead to more housing starts and additional supply entering the market. Over time, that can influence rental availability, competition between properties and the rate at which rents grow.

It can also create opportunities.

As more buyers enter the ownership market, some renters may transition out of rental housing. At the same time, increased construction can create new investment inventory and potentially more options for investors looking to add properties to their portfolios.

The biggest growth so far has been in single-family homes, with sales increasing from 2,582 to 7,215 year-over-year, while condo sales saw much more modest growth. 📊

For landlords and investors, the takeaway is simple: changes in the ownership market can eventually affect the rental market too.

Ontario landlords now have greater access to information that can help support more informed rental decisions. 🏠🔎

Ontario’s new LTB Open Data Catalogue gives the public free access to published final Landlord and Tenant Board orders, making it easier for property owners to review past disputes and understand how similar cases have been handled.⁠

Why does this matter for the rental market?

For landlords and property owners, selecting the right tenant is one of the most important parts of protecting a rental investment. A problematic tenancy can lead to unpaid rent, property damage, lengthy disputes and significant costs.

Public LTB orders can now provide another layer of information during the pre-screening process and can also help landlords better understand:

💰Previous rental disputes
📄 What evidence the LTB considers important
⚖️ How Ontario’s rental laws are applied
🗂️ Why proper documentation and record keeping matter

However, an LTB order should never tell the entire story. One previous dispute does not automatically make someone a bad tenant, and not every LTB matter will appear in the database. The strongest screening process still combines multiple sources such as credit checks, income verification, landlord references and rental history.

For Ontario’s rental market, greater access to information could help landlords make more informed and consistent decisions before entering into a tenancy - while also reinforcing the importance of fair screening practices and good documentation.

An eviction notice shouldn’t automatically mean packing up and moving. 📦🏠

A recent Kingston Whig-Standard article highlights an important issue in Ontario’s rental market: potential bad-faith evictions should be legally tested rather than simply accepted.

While many landlords follow the proper process and act in good faith, there are situations where eviction notices may be used improperly in the hope that a tenant will leave without questioning the notice or seeking legal advice.

For tenants, understanding your rights and the process is important.

For landlords and property owners, the message is just as important: eviction notices need to be legitimate, properly documented and supported by the circumstances behind them.

Property management isn’t only about protecting an investment - it’s about managing that investment responsibly and following the proper legal process. ⚖️
