According to RESCON, taxes and government-imposed charges can account for roughly 36% of the purchase price of a newly built home in Ontario.

At the same time, housing construction has been slowing. Housing starts across 50 Ontario municipalities reportedly fell 31% year-over-year in the first quarter of 2026.

Ontario’s 2027 Rent Increase Guideline has been announced 📢

The Province has set the 2027 rent increase guideline at 1.9%, down from 2.1% in 2026.

Here’s what landlords need to know:

✅ Maximum guideline increase: 1.9%
📅 Applies to rent increases effective January 1, 2027 or later
📝 Rent can only be increased once every 12 months with 90 days’ written notice using Form N1

For example, a monthly rent of $2,000 can be increased by a maximum of $38, bringing the new monthly rent to $2,038.

One important date: If you want a rent increase to take effect on January 1, 2027, the earliest you can serve the N1 notice is October 3, 2026. Serving notice before the 2027 guideline was announced would make the notice invalid.

A couple more important reminders:
• Bill 60 has not come into force. Current N4 and N12 rules remain unchanged.
• Rental licensing requirements continue to expand in some Ontario municipalities, making compliance more important than ever.
