This week in real estate:

🔍 Tried to figure out why a “4 bedroom” house somehow has… two bedrooms.

🚪Walked into a showing where the client forgot they had a showing… and was in bed.

💻 Sent one last email… 16 times.

But the best part? When clients walk in, look around, and say…“Yeah… this feels like home.” 🏡

That’s the Friday win.

Bookmark this before your next showing 👇

Because the second you walk in, it’s easy to get distracted by paint colors and shiny objects and miss what actually matters.

▪️Check cell service + Wi-Fi potential
Dead zones are a daily headache. If you work from home, this matters more than a fancy backsplash.

▪️Look at the electrical panel
Old panels or no room for expansion = future upgrade costs.

▪️Scan for water control
Look for gutters, grading, sump pumps, and where water flows after rain. Water problems are sneaky and expensive.

▪️Notice noise patterns
Stand still. Listen for traffic, neighbors, dogs, trains, planes. You can’t renovate quiet.

▪️Count outlets in each room
Extension cords everywhere = older wiring or poor layout.

▪️Check the big-ticket items first
Roof age, HVAC, water heater, foundation cracks, windows etc.

▪️Pay attention to smells & sounds
Strong air fresheners, loud music, or open windows on a cold/hot day can be a red flag. Trust your senses.

▪️Check natural light
Which direction does the house face?

▪️Walk the neighborhood
Listen. Look. Explore. If you are lucky the neighbours will be out and can likely give you a lot of additional information about the area/home.

▪️Ask one key question
“What repairs have been done recently and what hasn’t?”

Here are my top 3 mistakes I see Buyers make all the time:

💕1. Falling in love before knowing the numbers.

People tour a place, imagine their future there, then check affordability. Big oops.

They forget to factor in:
▪️Property taxes
▪️Insurance
▪️Maintenance & repairs
▪️Future rate changes
▪️Lending approval

Always get PRE-APPROVED FIRST, run the full monthly cost and then shop.

🕵️2. Skipping inspections or rushing due diligence.

In hot markets, some buyers may waive inspections to “win.”

Sometimes that works, but often it backfires hard.

Hidden issues like:
▪️Foundation problems
▪️Roof damage
▪️Old plumbing/electrical
▪️Well/septic issues

can cost thousands of $$$.
An inspection is a way to uncover issues and minimize future surprises.

💭3. Not thinking beyond today.

Some Buyers may purchase a home for their current life without factoring in the future.

Common misses:

▪️Age related changes

Royal LePage Heartland Realty Brokerage presented a cheque for $3,557.65 to Huron Women’s Shelter, now known as Artemis Huron. They distribute the funds raised to local shelters in Huron County, in Clinton, Exeter, and Goderich.
Some of the REALTORS® donate a percentage of their commission or a set amount to the shelter. This amount was $1,770. We held a yard sale on July 5 in Clinton, raising $1,787.65.
