1️⃣ Detached homes - son las más populares y por tanto de mayor precio. Pueden ser bungaló, de 2 pisos, de un piso y medio, bi-nivel, etc.

2️⃣ Attaches homes - Puede ser duplex, es decir, 2 casas que comparten muro o techo. También están las town houses, que son casa de 2 pisos que comparten muros y pueden ser 3 o más casas juntas.

3️⃣ Casas movibles - son casas prefabricadas y transportadas al terreno con la intrusión de no volverlas a mover. Usualmente, el terreno no les pertenece y pagan renta por ocuparlo. Y si, en Winnipeg y varias ciudades Canadienses hay varios parques de estos.

4️⃣ Edificio multi familiar - los hay de todos los tipos y tamaños. Desde 4 unidades sin elevador, hasta rascacielos.

👉🏻 Los agentes inmobiliarios podrán guiarte durante todo el proceso, desde la búsqueda hasta cuando tengas las llaves 🔑 en mano.

1️⃣ Cuando escojas al Realtor, investiga en qué se especializa, como por ejemplo:
- Nuevas construcciones (con constructoras)
- Propiedades de Inversión
- Apartamentos
- “Dream Homes”
- Primeros compradores de casa
- Cabañas / Recreativas

2️⃣ Ojo! Pre-aprueba tu hipoteca para conocer tu presupuesto. Un mortgage broker puede cotizarte las mejores tasas de interés con varios bancos/credit unions, 🆚 un solo banco que solo te ofrece su producto.

3️⃣ Este paso es decisivo para saber si lo que quieres comprar es buena o mala inversión. Define tus prioridades, yo puedo ayudarte en este proceso.

4️⃣ Oferta no significa llevarte la casa, ofertar y “ganar” una propiedad es un proceso que puede tomar tiempo. En muchas ocasiones existen múltiples ofertas y el vendedor decidirá sobre la más alta. Este en un proceso a ciegas donde tu Agente Inmobiliario deberá acompañarte para saber cuál es el valor real de la propiedad que te interesa y así, definir por cuanto hacer la oferta. Condiciones como inspecciones y fecha de posesión también se discuten en este paso.

5️⃣Una vez que tu oferta es aceptada, es momento de contactar al equipo completo: Agente Hipotecario y Abogado, ya que cada uno tendrá requisitos para completar sus propios trámites y definir los pasos a seguir para una toma de posesión exitosa.

Even though sales decreased during 2022, it has been the third highest in record sales just behind 2021 and 2020.

✅ The average price for a residential detached house is around 9% up in an year-over-year comparison to 2021. However, the average price of December 2022 vs December 2021 is 1% lower.

✅ That average is mainly due to the high prices seen during May-June where the peak was reached just before the interest rates started to go up.

The better the credit score, the better the interest rates and the lower monthly payments…

👉🏼Many work permit holders and students will not be allowed to purchase homes in the short-term but you can always start TODAY improving your credit score. This is something you can do now for the future.

✅ Pay ALWAYS on time, no matter if it is the total or the minimum. This is what hurts your credit the most.

✅ Use only 35% of your total credit limit. For example, if you credit limit is $2000, you should only use up to $650 per month, EVEN if you pay fully every bill.

✅ Longer credit history. Newcomers with none or limited credit history will have lower credit scores because the lenders do not know you financially. Open a credit product as soon as possible and do not close it, the longer you have it the better for your score.

✅ Diversify. Having different type of credit products could be beneficial if you know how to use them and keep the same 35% use of you total credit limit. However, taking on too much debt can also lower your credit score.
