Where can a first-time buyer still get into a Winnipeg detached home?

These areas have a September single-family benchmark under $340,000 (MLS® HPI):
• Elmwood / East Kildonan: $223,800
• St. James / Deer Lodge: $289,600
• West Kildonan: $299,400
• East Elmwood / Morse Place: $307,000
• West Transcona: $320,800
• St. Boniface: $331,100
• St. Vital: $337,200

Not ready for a detached home? The citywide benchmark is $325,900 for a townhouse and $236,300 for a condo apartment.

A benchmark is a starting point. Condition, lot and updates move the number. I'll help you sort out what your budget actually buys before you start booking showings. First steps at https://goldaderealtor.com

Nine in ten newcomers (90%) say owning a home is important to feeling established in Canada, yet two thirds (66%) own no property, according to the Royal LePage 2026 Canadian Newcomers Survey.

What matters for Winnipeg buyers:
• In Saskatchewan and Manitoba, 92% of newcomer homeowners bought in the community where they first arrived. The area you rent in is often the area you buy in.
• The biggest barrier is the down payment (61%), not the monthly payment.
• Credit history is a common surprise. CMHC's Newcomers program may consider an international credit report or a reference from a bank in your home country.
• Rent-to-own was the route to a first home for 20% of newcomer homeowners.

If you're still renting and planning ahead, start with your credit and a pre-approval, then budget for closing costs beyond the down payment. Understanding your borrowing position a year early helps more than anything else.

I work with newcomers across Winnipeg and the surrounding communities, in plain language, step by step. Read the full breakdown: https://goldaderealtor.com/blog/newcomers-buying-home-canada-winnipeg-2026

Bungalow or two-storey? In Winnipeg this year, the answer depends on the neighbourhood.

In many older areas, bungalows are gaining while two-storeys are flat or slipping (September MLS® HPI, year over year):
• Wolseley: 1-storey +5.2%, 2-storey -1.9%
• West Transcona: 1-storey +4.3%, 2-storey -1.8%

In newer south-west areas, it flips:
• South St. Vital / Ramblewood: 2-storey +6.3%, 1-storey -2.6%
• Whyte Ridge / Fort Whyte: 2-storey +5.7%, 1-storey +0.5%

What this means:
• Sellers: your home type can matter as much as your postal code when pricing.
• Buyers: the "cheaper" style in an area may be the one with less competition.

I price every home against its own segment, not the city average. Request a home evaluation at https://goldaderealtor.com

Which Winnipeg neighbourhoods gained the most value this year?

The citywide benchmark rose 2.9% year over year. These areas beat that by a wide margin (September MLS® HPI composite benchmark):

• Meadowood / River Park South: $389,000 (+6.9%)
• Headingley South / Breezy Bend: $1,021,800 (+6.8%)
• Fort Garry / Wildwood: $356,700 (+6.2%)
• Charleswood: $483,900 (+5.4%)
• St. Norbert / Richmond Lakes: $324,600 (+4.6%)

The softest areas were Downtown (-2.7%) and the West End (-2.4%), both older, condo-heavy markets.

If you own in one of the stronger areas, your equity position may be better than you think. I'll run the numbers for your street. Start at https://goldaderealtor.com

Where Winnipeg home prices stand this fall.

The MLS® Home Price Index benchmark for the City of Winnipeg was $413,300 in September, up 2.9% from a year ago and down 0.3% from August. That small monthly dip is the normal fall slowdown, not a change in direction.

By property type (benchmark, year over year):
• Single family: $449,300 (+3.0%)
• 1-storey: $419,900 (+2.8%)
• 2-storey: $480,900 (+3.1%)
• Townhouse: $325,900 (+1.1%)
• Apartment: $236,300 (+1.9%)

Over five years the city benchmark is up 17.3%. Steady, not spiking.

Over the next two weeks I'm breaking this down by neighbourhood, home type and region. Get the monthly Winnipeg market update in your inbox: https://sendfox.com/goldaderealtor

Winnipeg's September numbers are out, and the story is more choice for buyers.

Highlights from the Winnipeg Regional Real Estate Board's September release:
• Active listings: 4,234, up 14% from last year. Detached inventory is up 20%.
• Sales: 1,250, down 10% from last September and right at the five-year average.
• Detached average price: $459,020 in September, up 5%. Year to date it's $467,687, a record.
• Condo average price: $287,877, down 3% for the month. Year to date it's $288,751, also a record.
• Condo sales slowed the most, down 23%.

What it means:
• Buyers: more homes to compare and less pressure to rush. The $300,000–$399,999 range was the busiest for detached homes.
• Sellers: prices are holding, but with more competition, pricing and preparation matter more than they did a year ago.

Outside Winnipeg, detached average prices rose 9% for the month. Steinbach and Morden/Winkler led sales.

Tomorrow I'll break the numbers down by neighbourhood. Get the monthly Winnipeg market update by email: https://sendfox.com/goldaderealtor

A freshly renovated flip can be a great buy in Winnipeg, or an expensive lesson. The difference is usually behind the drywall: permits, electrical, plumbing, and whether the "new" basement was a finish job or a fix.

Selkirk. Twenty-five minutes north of Winnipeg on the Red River, its own hospital and schools, newer builds beside century homes, and prices that make the drive worth a hard look for a lot of families, including CAF and RCMP members posted to the city.

October in Winnipeg is the last comfortable month to get the house ready for winter. Furnace service, hose bibs shut off, eavestroughs cleared, weatherstripping checked, and the sump pump tested before the ground freezes.

The full seasonal checklist, written for Winnipeg homes, is here: goldaderealtor.com/blog/seasonal-home-maintenance-winnipeg

If you're selling this winter, these are also the first things a buyer's inspector will look at.
