Why do we turn EVERYTHING on during an inspection? 👀🔧

Because you don’t know what’s working properly until you actually test it.

Here’s a perfect example. Turn the tub on, pull the diverter to send the water to the shower, and we immediately see water continuing to pour from the tub spout.

Is this a major plumbing issue? No.
Does it belong in the report? Absolutely.

The diverter/seal inside the tub spout is worn or no longer sealing properly, so it isn’t fully redirecting the water up to the shower head.

And this is where explaining the finding to the client matters just as much as putting it in the report.

I’ll explain that this is typically a simple, inexpensive repair — usually replacing the tub spout/diverter assembly rather than tearing into walls or doing major plumbing work. A plumber or capable handyman can confirm the setup and replace it as needed.

That’s what an inspection should do: find the issue, document it, explain what it means, and give the client a clear idea of the next step.

Not every deficiency is a disaster. Sometimes it’s a cheap fix — but the client should still know about it.

This is why — and I’ll say it again — thermal imaging should be a standard part of a home inspection. Not an option. Not an upgrade. Not part of some “premium package.”

Jordan Nikolovski | Winnipeg REALTOR® and I were doing our walk-around with the thermal camera and BOOM 💥 — something didn’t look right in front of the washing machine.

The washer door seal was leaking, and moisture had made its way onto the flooring. The thermal image picked up the cooler area immediately.

Would we have noticed it during a normal visual inspection? Maybe eventually, maybe not. There was no big puddle screaming “LEAK.” But the thermal camera gave us a reason to stop, investigate further, and find the problem.

That’s exactly why we use these tools.

Thermal imaging doesn’t magically tell you what’s wrong — it tells you where to look. Then we verify what’s actually happening.

At 365 Home Inspection, thermal imaging is part of the inspection. We’re not charging you extra because we decided to pull another tool out of the bag.

SO YOU WANT TO BE A HOME INSPECTOR? 👀

It doesn’t look like much. Easy to walk right past it.

ATTIC INSPECTIONS — THIS IS WHY WE GET IN THERE 👀🏠

Besides the mouse crap 🐭💩 and the uneven/moved batt insulation, there’s a much bigger concern in this attic:

That bathroom exhaust is dumping directly into the attic.

And in a Winnipeg winter, that can turn into a very expensive problem.

Think about a hot shower. The bathroom fan is pulling warm, moisture-loaded air out of the bathroom and sending it straight into an attic that could be -20°C or colder.

Warm humid air hits those freezing-cold roof surfaces → condensation and frost form.

Then when conditions warm up, all that frost melts. That’s what can lead to “attic rain.” 💧

Now you can have water wetting the roof sheathing and framing, dripping onto the insulation, reducing its effectiveness and eventually making its way down to the ceiling below. Repeated moisture can also contribute to mould and deterioration of the roof sheathing.

The crazy part?

💰 A few hundred bucks to properly vent that bathroom fan to the exterior could potentially prevent thousands of dollars in moisture and roof-system repairs.

This is exactly why we don’t just poke our head into an attic and call it good.

☀️ SOLAR PANELS? YEP… WE INSPECT THOSE TOO.
