May Market Update ☀️📊

May brought some interesting shifts to the Winnipeg real estate market, with overall MLS® sales rising above the 5-year average for the first time this year.

Residential detached homes continued to see strong pricing, reaching the highest May average price on record, while condo sales picked up compared to last year. Inventory has also started increasing in certain segments, giving buyers more options heading into summer.

What we’re continuing to see is that every segment of the market is moving a little differently — which is why strategy, timing, and understanding your specific market matters more than ever.

• 3 new listings
• 6 active listings
• 5 homes sold

After a quieter week last update, activity definitely picked back up across North Main 👀

This week’s sales showed a mix of results depending on the property and strategy — with some homes selling well over asking on offer date, while others sold slightly under asking after moving to offers as received.

What continues to stay consistent is that buyers are active, but they’re also being selective depending on the property.

Inventory also tightened up a bit this week, dropping from 8 active listings down to 6.

With several offer dates coming up over the next few days, it’ll be interesting to see whether we continue to see strong competition heading into June.

Buyer activity picked back up this week, with both homes that sold going over asking price — ranging from approximately $32K to $65K over — and both selling on their offer dates.

Current list prices continue to range from the mid $300s up to approximately $1.3M, bringing a wide range of buyers into the North Main market.

Inventory remains steady, and with several offer dates coming up over the next few days, we’ll likely continue to see movement reflected in next week’s numbers 👀

Inventory continues to build across North Main, and this week we saw a quieter market overall with no sales reported.

At the same time, several current listings have offer dates coming up over the next few days, so next week’s numbers should give us a better idea of whether buyers are ready to become more competitive again — or if this more balanced pace continues.

We’re also continuing to see a wide range of properties and price points, from mobile homes in the mid $300s up to new builds over $1.2M, bringing a variety of buyers into the market.
