If you're renting in the GTA, you're already paying a mortgage. It just isn't yours. 🔑

Resale prices have come down enough that for some buyers the monthly carrying cost lands close to what they are already handing a landlord.

The down payment and the mortgage approval do most of the heavy lifting there, so send me what you pay in rent and I will run the real numbers on a comparable place.

Buy for the catchment, the layout you will actually live in and the street you are happy walking at night, then let the years handle the appreciation.

In 25 years I have never met a family who timed the market on the way in, but I have met plenty who bought the right house and stopped checking.
