As you can see from the chart below.

Average GTA Prices have not changed much from April 2019 ($820,373) to April 2020 ($821,392) only +.10% virtually unchanged.

Average Prices have decreased from February 2020 to April 2020 by a whopping –9.66%.

New listings amounted to 6,174 in April 2020 – down on a year-over-year basis by a similar rate compared to sales (-64.1 per cent).

Breakdown by Category:

Detach homes Average Price: $983,000 –3.50%

Semi-Detach homes Average Price: $865,971+7.00%

Townhouse homes Average Price: $681,393+3.80%

Condo Apartment Average Price: $489,654-1.70%

This breakdown shows that lower prices homes are still holding their prices gains and the higher price homes have taken the biggest hit bring down the Average Prices. Condo prices have shown small prices gains as I suspect that is largely due to most Condos not allowing prospective purchasers in the building during Covid-19.
