Open concepts are overrated. Sure, they look great in photos, but there's nowhere to hide. The TV's blasting, someone's cooking, the kids are loud and every dirty dish is on display. Sometimes you just want a door you can close. Walls aren't the enemy. 🏠 Change my mind 👇

Real Estate Words Explained - Market Value: What is your home actually worth? It's not necessarily the number you have in your head. Market value is what a willing buyer and a willing seller are prepared to accept.

Notice what's not in that definition: what you paid, what you spent on the kitchen floor, or what your neighbour says his house is worth. Buyers compare your home to what's available and what similar properties have actually sold for, based on condition, location, size and features. That's why spending $50,000 doesn't automatically add $50,000 to the value of your house.

Your memories might be priceless. Unfortunately, buyers don't pay extra for those. Real estate gets easier when you know the words.

You should never leave the house without making your bed. It takes two minutes, and it's the first thing you accomplish every day. Come home after a rough day and at least one thing is already done. A made bed makes the whole home feel clean. 🛏️ Change my mind 👇

Deal Killer or Negotiation Point? An easement. You find the perfect house, and then you find out somebody else has the right to use part of it.

An easement gives another party the right to use part of your property for a specific purpose. Think hydro, drainage, or even a neighbour's right to use part of your property. Now, most easements aren't automatically a problem. A utility easement along the back of the lot might have almost no impact on how you use your home.

But if the easement runs right where you're planning a garage, an addition or a pool, now that matters. That's why you want to know what an easement allows before you buy. Finding out after closing is a terrible surprise.

In 1867 a North Oxford farm boy and amateur violin maker named Dennis W. Karn went into business with John Miller. Their little Woodstock shop turned out about one cabinet organ a week. By 1870 Karn had bought out his partner, and the business kept growing from there.
His factory burned down in 1879. He rebuilt it, and in 1886 it burned down again. Karn didn’t quit. He moved into the old Woodstock Hotel at Dundas and Wilson and started making pianos too.
Before long, “D.W. Karn, Woodstock, Ont.” was printed on more than 75 styles of organs. They were sold across Canada, with branches as far off as London and Hamburg. The town was proud enough to elect him mayor in 1889. Along with the Thomas Organ Co., Karn made Woodstock a real music-making town.
There’s a good chance one of those organs sat in your grandparents’ parlour.

Ketchup chips are the greatest Canadian snack, and Americans don't even know what they're missing. That red dust on your fingers? A badge of honour. All Dressed is a close second, but nothing beats a bag of ketchup chips on a road trip. 🇨🇦 Change my mind 👇

Seller Mistake of the Week: furniture that steals your natural light. Want to make a perfectly good room feel smaller and darker? A big bookshelf in front of the window. A couch covering half the glass. Heavy curtains that never get opened.

Buyers love natural light, and listing photos love it even more. So before your photos, open the blinds and move anything tall away from the windows. If the sofa is covering half the glass, see if there's somewhere better for it. And while you're there, clean the windows. It makes a bigger difference than most people think.

No contractor. No renovation. Just let the windows do their job. The right agent can help you set up your home to sell.
