🏡 What’s really happening in the Yarmouth real estate market?

Our August numbers show a market that has shifted. With 11 months of inventory, buyers have considerably more choice than they did during the very tight markets of recent years. In simple terms, months of inventory estimates how long it would take to sell the homes currently available at the present pace of sales if no new listings came on the market.

So what type of market are we in? With inventory at this level, Yarmouth is currently leaning toward a buyer’s market, meaning sellers are competing for fewer buyers, and pricing appropriately from the beginning matters more than ever.

You’ll also notice three different price numbers:

Average Price – $313,944: The total value of all homes sold divided by the number of sales. A few high or low sales can move this number considerably.

Median Price – $292,000: The midpoint — half of the homes sold for more and half for less.

HPI Benchmark – $258,600: The MLS® Home Price Index tracks the price of a typical home based on its attributes rather than simply averaging the homes that happened to sell that month. Interestingly, Yarmouth’s benchmark is up 4.7% from last year, even though August’s average sale price was down 4.4%.

That’s exactly why one statistic never tells the whole story.
