There were 9 new to market condo sponsors this week, listed above $2.25MM in our Brownstone Brooklyn neighborhoods.

The average asking price was $4.2MM (median $3.8MM), and the average dollar per square foot was $2,051 PSF.

Leading the group was where they listed a number of primarily 3- and 4-bedrooms. Have you had a chance to check out the project? They offer some great views of the city.

Our 3Q22 Brownstone Brooklyn Quarterly Market Report is out!

For townhouses, the average sales price broke $3MM ‼️ and the average price per square foot passed $1,000 PSF, both record highs for Brownstone Brooklyn. For condominiums, pricing remained level with the prior quarter but far fewer deals were recorded this period 📉.

A lovely Italian spot in Greenwich Village, Mr. Capri.

Great meatballs, pasta, and cocktails. The yellow bar stools and fabric seating add a wonderful pop to the environment.

New development condo activity above $2.25MM showing signs of slowing down.

While many of the new projects are past 80% sold at this point, it appears the remaining units are likely to be larger units (which can be harder sells when the neighborhood itself or adjacent neighborhoods can offer larger homes or even townhouses for a similar price).

Average In Contract sales price came in just under $3MM, down from the prior week’s average around $3.5MM.

Amid all the noise, there are still deals being done, especially at this $2.25MM to just under $3MM price range.

While we saw no in contract deals here last week, this week had 8, a mix of townhouses, condos resales and sponsors, and co-ops.

If you’re a buyer looking in this price range, stay in the game. Keeping up with the movements in the market could be the difference of having that extra confidence to act where someone who took a pause may miss out on.
