Why “Price Upon Request” Can Hurt the Sale of Your Property
Many sellers believe that hiding the asking price creates exclusivity and encourages buyers to get in touch. In reality, for most residential properties, it often has the opposite effect.

Most real estate portals allow buyers to search using price filters.
If your property has no published asking price, it may simply be excluded from the searches of financially qualified buyers—the very people most likely to make a serious offer.
Less visibility means fewer enquiries and fewer opportunities to sell.

Transparency builds confidence.
When buyers don’t see a price, many immediately wonder:
“If it’s a good opportunity, why isn’t the price public?”
Rather than creating curiosity, the absence of a price often raises doubts and discourages potential purchasers before they even request information.
When does “Price Upon Request” make sense?
There are situations where confidentiality is appropriate, such as:
• Exceptional luxury properties
• Off-market transactions
• Investment opportunities
• Cases where genuine privacy is required
Outside these specific circumstances, however, it is rarely the most effective marketing strategy.
For the vast majority of residential properties, pricing transparency leads to greater visibility, more qualified enquiries, and ultimately a faster sale at better market conditions.
A published price doesn’t weaken your negotiating position—it strengthens your property’s market presence.
