The Upper Engadin continues to separate itself from the broader Swiss market.

While many luxury markets are approaching a price plateau, St. Moritz and the surrounding Upper Engadin remain driven by a rare combination of structural scarcity, international demand, and exceptionally limited new supply. UBS notes that luxury property prices in Swiss mountain destinations rose another 6% last year, with St. Moritz remaining the most expensive market in the country at roughly CHF 52,000/m².

What makes the region unique is that demand is no longer purely lifestyle-driven. Increasingly, buyers view prime Upper Engadin real estate as a long-term store of value—supported by strict zoning, limited inventory, Lex Koller constraints, and the enduring global appeal of the Engadin brand.

Located on the shores of Lake Minnetonka in Wayzata, Lake Point Estate is a newly completed waterfront residence defined by its scale, setting, and architectural consistency. The estate includes multiple residential structures, generous outdoor spaces, and direct lakefrontage, creating a cohesive environment shaped for both everyday living and larger gatherings.

The project was realized through the collaboration of John Kraemer & Sons, TEA2 Architects, PKA Architects, Martin Patrick 3, and Topo Landscape Architecture, bringing together construction, architecture, and design into a unified concept.
