A lot of new followers here so figured it’s time for a re-introduction

My name is Jonathan farber and I’m a recovering account executive.

I worked in corporate for 6 years. In that time u made some great friends, made some nice money, and realized that 1 stream of income is risky if it’s not one you control.

I grew up in New York but moved to Raleigh NC in 2015 and started investing in real estate there.

Nothing crazy, just low down payment properties each year.

When COVID hit, I worked more on it and was able to hit my financial freedom number and not have to work anymore. (And never have to submit another sales forecast again 😮‍💨).

Now I still invest in real estate but travel more and play a lot more golf. (About 200 rounds / year)

I live in Medellin colombia half the year and Long Island half the year.

Now I post about learnings, mistakes, and ways we run the business.

We also help people in 2 ways.

If people want to get started investing in real estate or scale their portfolio, we can help.

Difference for us compared to others is we are less expensive and guarantee you will get a great cash flowing property or you don’t pay us anything.

We help businesses / investors utilized virtual assistants. My entire team is in the Philippines (including property manager).

And yes, it’s much more reasonably priced than a regular property manager.

But same deal, we guarantee you will get a great VA working with us, or you don’t pay. And no, it doesn’t cost thousands of dollars.

I tried so many versions of “lifestyle design” but here’s the one that works best for me
Life is seasons.
I tried lots of different things and then read 4hww again. My baby. Thanks Tim.
Now we’re going really deep but hang with me…
I realized I ‘thought’ i was happiest when I was a kid having school for a portion of the year and “off for a portion of the year”.
So I said screw it, why not give it a shot
After all, the entire reason I got into this whole fInAnCiAL fReEdOm game was to have more freedom to play tournament golf
That idea led to trying this plan, half the year business, half the year golf:
Nov 1 - May 1 became big project months
Time to build projects, acquire properties, improve current properties, hire people, innovate the business
Typically in the business grind for 12-14 hours per day (but liking it)
May 2-Oct 30 are essentially months with the sign on the door “gone fishing” 🎣
(But actually gone golfing 😀)
In these months, my job is golf.
Playing tournaments, with friends, maybe a vacation,
I’ll still do some work but maybe 5 hours a week compared to 15 hours per day in busy season
And here’s what I found
At the end of golf season, I was tired of golf everyday and couldn’t wait to get back to work, and at the end of project season, I was burned out and needed a break and couldn’t wait to golf
If you’re still in corporate, and want out, set a goal and go for it
Once you’re out, my recommendation is to play around with different lifestyles

The absolute best job to have if you’re going to have one is…

Enterprise software sales

Lawyers, doctors, accountants, engineers trade makers a lot of money, but they are trading time for money

Enterprise software sales uses leverage. It has the best combination of income, freedom, lend-ability and perks to make this job actually worth while

If you have some sales ability and don’t have aspirations of running your own company, I really don’t know if there’s a better job on the planet…

- You work from home
- your base pay is typically 150-200k (with normal OTEs around 300-350k)
- you make your own schedule, you have a corporate card (leading to saving money while you already make a lot)
- and if you’re efficient - you can typically hit goal in about 30 hours per week. Meaning - your dollar per hour income is extremely high

And if you do have any aspirations to start a business, buy real estate, or start a side hustle it works perfectly in this industry:
- you have the time needed to do it
- banks like you because you rake in W2 income
- No one will think you’re crazy, they will call you smart

When I talk to my friends that work in this field, and I say “you have the best job” I’m being dead serious

It’s an amazing vehicle to make big income with the lowest time trade off I can think of

5 minutes into using Monarch Money and I am shocked at how much better it is than Intuit Mint

I've been a Mint user the last 4 years and have thousands of transactions in there

So looking for a new app has been a doozy. But Monarch seems like an upgrade

Yes - there is a cost to using it - 99/year but it seems like the time savings from user experience and flexibility will cover that no problem

Any favorite bugeting apps/tools you guys have tried? LMK in the comments
