This is BIG, this is HUGE, Johnny has had this vision since 2007. Now the stars have aligned and it looks like this project is a really happening- 240 homes on like 110 hectare (1 hectare is 2.47 acres). This is going to be an almost all inclusive community. Organic farming, grass fed cows, chickens, vegetables, stores and also hot springs in the community so the grand kids have something to do and much more. This community is about a 9 minute drive from La Fortuna central and about 20 minutes from Lake Arenal and it's in the shadow of the Arenal Volcano (good shot of this in the video). This is obviously a big project but it is going and we're pretty excited. Obviously much more info coming as it changes as I'm sure there will be many questions.... which we will try to answer as this community progresses. I am not trying to sell you anything I just believe this is an interesting and needed project and it is geared to gr**gos without the 'gr**go pricing'... but remember, Costa Rica isn't for everyone but this project might appeal to some of you.

Jillian has been living in Costa Rica for 9 years now. She bought some land (a little over an acre) in La Fortuna Costa Rica about 5 years ago, with the intention to build something. Well, it's happening. She and her partner, Arturo, are building their dream home. Neither Jillian or Arturo knew anything about building or constructing a home. However, they have heard all the horror stories of others who have tried to build but had horrible experiences, mostly because their lack of due diligence on the front end of construction. I, michael alan of Travel Costa Rica NOW have often advised people NOT to build if they didn't know or understand how Costa Rica works. Needless to say, Jillian did her homework. What does she say about hiring an architect? A project manager? Where is she getting her materials for her house, importing them from the US or buying them locally? Who should actually try to build in Costa Rica?? It should be said, that construction is fraught with peril if you don't know what you're doing and there is horror story after horror story from those that we ill prepared to build in Costa Rica. The people that should build here are only the subset of people who can either do everything 100 percent themselves and build a home from scratch, doing it themselves or the people that have the money and the time and the wherewithal to find a good contractor and architect, because they do exist. And being in Costa Rica, monitoring the construction, daily, is a MUST.

If you're thinking about moving to Costa Rica and making a life, the primary concern is where to live.. but more importantly, finding a long term rental property. It can be very disconcerting not to have a long term rental ready for you to move into when you get off the plane. Well, that can be difficult trying to do on the internet. I have a better idea.

Generally-
1) Have an idea of where you would like to live in Costa Rica.
2) Go to the back pages of an Airbnb or similar website (or just book a hotel) and find a place.
3) When you arrive maybe you like the area and the place and the owners really don't rent it out much because of the over-saturation of Airbnb's in the area. Maybe they would work out a long-term rental deal with you 😉
4) If not, roam the area. Talk to everyone. Bartenders, taxi drivers, waitresses (you get the idea) and ask if they know of any rental properties available.
5) Find the place and if there is a phone # have a trusted Tico friend or acquaintance make the call to inquire about details and price.
6) If you're having a difficult time finding a place, try a mile or 2 down the road out of the general area. Usually the rents will be much cheaper and you will find something. *Obviously it will be better if you lock in some sort of transportation.
Rinse and Repeat.

Who should be buying in costa rica real estate versus who should be building

Hey guys i'm michael alan from Travel Costa Rica NOW .com and we're talking real estate
We're gonna be talking to Matt from www.lat10realty.com He's a real estate agent up in the Guanacaste area (Tamarindo).

I can tell you that i wouldn't be talking to him unless i believe he had some integrity and some honesty and as i've gotten to know him i believe it even more. He's the expert in this subject.

We're going to be talking about who should be buying in Costa Rica real estate versus who should be building...building versus buying pre-existing and maybe some of the shortcomings in both or who should be doing away.
the people that i would say you should definitely buy land and build instead of buying existing construction it's going to be few people that i say that to. obviously as a real estate agent there's a big benefit to me buying existing construction so that comes with the grain of salt.

We've discussed how many people come to costa rica and leave two to five years down the road. The cost of construction today is almost unanimously across the board unless you are an absolute miracle is going to be greater than the cost of existing similar construction that you could find because that churn that brings people to costa rica buying property building their dream home and then leaving in two to five years that creates inventory and motivated sellers that have accrued with time especially in the fall out of the 2009 - 2010 crash and currently in a market hiccup like the one we're going through. you can expect a ton of sellers to enter the market and right now. buyers are not coming down. so literally to replace most of the homes that you'll see on most real estate website is going to cost less than what it would cost to build it today and in lots of cases, with motivated sellers you could get something similar or comparable for far less than what it would cost to build today. driven by the motivated sellers also inflation and the rising materials costs with time. costa rica is getting to be a more expensive place to do business for contractors.

it just seems like building is just fraught with so many possibilities of things going south very quick and it's like to me at least the first thing that somebody should be kind of understanding the construction of things, knowing a little bit of things, maybe lived here long or something because just to go ...

who should actually buy and build?? construction is fraught with peril all over the place and you can have a horror story in the world basically. and in costa rica it's even more so / the people that should build here are only the subset of people who can either do everything 100 percent themselves and build a home from scratch, doing it themselves or the people that have the money and the time and the wherewithal to find a good contractor because they do exist. and if you're in that set where you can't , you can afford to hire one of the good contractors, there are developments that have engaged builders who are brilliant. those people can give you the house you want on the timeline they say and the budget they give you, and if you have the money to be able to hire that person and yes there they do exist here

if you're looking to do things on the absolute best budget possible i would highly suggest that buying land and building if you're not part of those people who can do it all yourself its going to end up costing you more in the long run. if you come down with that idea of i need to save as much money as possible and you start looking around for contractors they're all going to give you their bids and as a budget oriented client you're going to be looking for the contractor who gives you that good number and they're frequently in costa rica the contractor who's not going to do that good job so even though it's a harder bullet to swallow if you're coming down with x budget for costa rica i think that you're right in that category of people find something existing that you can afford with your budget because a piece of land is a hypothetical thing that you can afford with your budget. .. if you're saying i want to get land in a house for three hundred thousand, got the land for 40, now i need the contractor to finish at 260. and it's not going to ...it's not going to. That's around the world.

if you're thinking about buying property or real estate in costa rica you are definitely going to want want to watch this video. We're going to be talking real estate lawyer.

We're going to be talking to Jasenia who is a real estate lawyer here in Costa Rica. She's been helping gr**gos and expats not get ripped off for a number of years. I just don't sit down with any lawyer, trust me. it takes a long time before I feel good about who i'm talking to. It's hard to find a good one. I don't want to say anything about her field of lawyering but not everybody is as trustworthy maybe as she is.

So anyways guys we're gonna be talking about the basics of real estate law, and what you can expect a lawyer to do if or when you buy property here, and what the lawyer is going to do for you.
Who can buy property? Who can own real estate in costa rica? Do you have to be a resident?
Important to have a lawyer?

I want to buy a house here and I can buy it exactly what you need? A resident agent?

You can buy properties in two ways ... you can come here make a corporation ... for the corporation you need to have a lawyer to help you, a resident agency. And you can buy property by yourself under your name. So you can either form a corporation and buy a house personal property or you can do it personally. finding a lawyer, that's a whole nother video on how to find maybe a good lawyer, but so I find a lawyer what are they going to do?

Let's suppose that you find a person who's going to sell your property or you saw a property online ... the first step that you have to do... all properties in costa rica have a number. registry number. there is a survey, a property plan layout. A plano we call that here and it has a number. I can go to the register where we register the properties and i can go there and see all the details of the property for example let's suppose that you tell me it is 400 square meters the house that you want to buy, for example, and i can go there and see if it is correct. If you tell me it is under the name of, i don't know, juan.... So i can go there and see if it is correct. It is like the official title. Exactly so it's the title of the property as it stands at this time.

You want to buy it exactly and a lawyer is seeing if it is correct all the information. ... let's suppose that it is 400 but i see it's less maybe 350 square meters. I can say no, first you need to correct this paper because it's not correct. Don't sell and don't buy anything until everything is correct. After i check all the information i have to see if everything is correct. If your neighbors are the correct ones next to it, and also i'm gonna check if the property has paid the taxes because in costa rica we have to pay taxes. So what i'm going to do is check if everything is correct. after i check that i can say... yes the property is good.. you can go and buy that.. it's ready to buy because everything on this the taxes have been paid, there's no liens against it. You can buy a property that has a mortgage in the bank for example. So i can tell you someone has yo payoff the mortgage first. So i do that as a lawyer ... I go to the bank, make sure the property is clean, so now you can get the property under your name or under the name of a corporation.

Technically do you have to have a lawyer?? Of course you want a lawyer especially in a foreign country and all that but technically do you have to have a lawyer?
