🏡🏡🏡 count 'em, yes, all three are very recent closings. Different properties. Different clients. But they had one very important thing in common...the numbers made sense.

Two were homes I represented for the sellers. One was a home I helped my buyers purchase.

When I list a property, I don't simply ask a seller what they hope to get and go with that number. My favorite question for unrealistic sellers is "Would YOU pay that for this property?" If their answer is "no" well, there's our answer!

I prepare a detailed market analysis. I look at what has actually sold, what we're competing against, how long properties are taking to sell, and where the market is TODAY. Then we talk honestly about preparation, repairs, staging and, most importantly, pricing.

And when I'm representing a buyer, I do the same thing from the other side. Once we've found the property they want, I pull the comparable sales and market data so we can determine:
→ What is this property actually worth in today's market?
→ What should we offer?
→ Where can we reasonably expect the deal to land?
→ And at what point would we be overpaying?

These three August closings are a great example of why that matters. None of these properties required a price reduction.

The sellers weren't chasing the market downward for six months or a year.

And my buyers weren't throwing out an arbitrary offer and hoping for the best.

They made decisions based on DATA.

Because whether you're buying or selling Costa Rica real estate, the number that matters isn't the price someone wants.

It's the price the market can support.

And my job is to help you figure out exactly what that number is.

SOLD BEFORE THE PHOTOS WERE EVEN TAKEN. 🔥

In 6 days....for more money than competing realtors were going to list it. And, the listing hadn’t even officially even hit the market yet.

So how did it sell?
Relationships — and knowing how to work them. My job isn’t to promise every seller a six-day sale. My job is to recognize opportunities when they exist, create them wherever I can, and work every angle until we find the right buyer.

The moment I took this listing, I knew there were other homes for sale inside the same gated community. Instead of waiting for the marketing to be ready, I started calling the agents representing those properties.

Who already had buyers coming into the neighborhood?
Who had showings scheduled?
Who might have a buyer that this home could be perfect for?
