WAIT…FOREIGNERS CAN NOW BUY A HOME IN COSTA RICA WITH 25% DOWN? 🇨🇷🏡
Yes. Really.
For years, whenever a foreign buyer asked me about financing in Costa Rica, my honest answer was basically, “Cash is king.
Cash is still extremely powerful here. Sellers love it, offers look cleaner and closings are usually easier. But finally, cash is not the only player at the table.
Qualified foreign buyers may now be able to finance up to 75% of a home in Costa Rica, with terms as long as 30 years.
That means you may be able to buy your second home, investment property or vacation rental without wiring your entire life savings to paradise and then living on rice and beans while you wait for your first Airbnb booking.
WHAT ABOUT OWNER FINANCING? 😅
It exists, but sometimes the word “financing” is doing a heroic amount of work.
Some sellers want 50% down, interest as high as 10% or 12% and the entire remaining balance in three to five years.
Basically, “Congratulations, I will finance your home. Just give me half now and the rest before you finish learning your neighbors’ names.”
Thankfully, we now have better alternatives.
1️⃣ SECOND STREET
Second Street currently advertises rates starting at approximately 8.25%, depending on your financial profile.
The basic terms include:
✅ Financing up to 75%
✅ Down payments starting around 25%
✅ A fixed rate for 30 years
✅ A minimum loan of US$150,000
✅ A published minimum credit score of 720
✅ No penalty for paying the loan early
✅ Purchase, refinance and cash out options
✅ Closings commonly taking around four to six weeks
The home generally needs to be completed, titled and have legal access to water, electricity and a road.
Second Street works with United States citizens, permanent residents and Canadian citizens, subject to individual approval.
2️⃣ VOLO LOANS
VOLO offers fixed and adjustable options with terms as long as 30 years.
Their published program includes:
✅ Financing up to 75%
✅ A minimum loan of US$100,000
✅ A published minimum credit score of 680
✅ No giant balloon payment waiting to attack you later
✅ No penalty for paying early
✅ Purchase, refinance and cash out options
✅ Closings commonly taking around 30 to 60 days
VOLO now works with United States citizens, permanent residents and Canadian citizens, subject to individual approval.
Vacation rentals may qualify. Most concession properties do not, although certain properties in Papagayo may be an exception.
“BUT 8.25% IS HIGHER THAN BACK HOME!”
Yes, it may be. But before that number throws you completely off the bus, remember that borrowing rates in Costa Rica have traditionally been higher anyway.
You are financing a home in Costa Rica, not a government backed mortgage in Ohio. We drive differently, finance differently and give directions using landmarks that disappeared 15 years ago. Costa Rica is not going to redesign its banking system because you miss your old interest rate.
If the numbers work, do not let the rate hit your dream like a falling coconut. 🥥
WHY FINANCE IF YOU HAVE THE CASH?
Because liquidity matters.
Maybe you want to keep money available to furnish the house, make improvements, prepare it as a vacation rental, maintain emergency reserves or invest somewhere else.
Paying cash may still be the smartest option for some buyers. But the question is not only, “Can I pay cash?”
The better question is, “What is the smartest use of my cash?”
ONE IMPORTANT DETAIL
You can have excellent credit and a beautiful approval letter, and the lender can still say no to the house.
The lender will review the title, ownership structure, appraisal, permits, registered construction, legal access, utilities, natural risks and insurance availability.
That is why we need to discuss financing before you fall madly in love with a property. Both you and the house need to qualify. Yes, even the house gets judged. Welcome to real estate. 😅
THE BOTTOM LINE
Costa Rica has not suddenly become the United States mortgage market. Cash is still powerful, every loan needs approval and not every property will qualify.
But foreign buyers finally have real choices.
You may now be able to purchase a home or investment with approximately 25% down, keep your liquidity and avoid a giant balloon payment hiding in the bushes waiting to ruin your beach day.
