More agents does not always mean better marketing.
This is one of the biggest misunderstandings I see from property sellers in Costa Rica.
At first, a non-exclusive or open listing can feel logical.
More agents.
More exposure.
More chances to find a buyer.
But in practice, it can also create a weaker sale process.
Different agents may use different photos, different descriptions, different prices, and different levels of follow-up. The property can appear duplicated online, buyers can become confused, and serious agents may be less willing to invest heavily in marketing because there is no clear listing authority.
That does not mean non-exclusive listings are always wrong.
They can make sense when a seller wants flexibility, wants to test the market, already has direct buyer flow, or is not ready to commit to one coordinated strategy.
But sellers should understand the tradeoff.
An exclusive listing, when handled properly, is not just about giving one agent control.
It is about creating a managed campaign with one accountable advisor.
That usually means:
✓ Clear pricing strategy
✓ Consistent property presentation
✓ Better marketing coordination
✓ Less seller workload
✓ Better buyer follow-up
✓ Clearer agent cooperation
✓ Stronger feedback tracking
✓ More structured negotiation
The real question is not simply:
“Should I list exclusive or non-exclusive?”
The better question is:
“Do I want a managed professional campaign, or informal exposure across multiple disconnected channels?”
Both can work in the right situation.
But if you are selling a luxury home, vacation rental, income property, or a property aimed at international buyers, clarity matters.
Pricing matters.
Presentation matters.
Communication matters.
Accountability matters.
Before signing any listing agreement in Costa Rica, understand the term, commission, cancellation rights, marketing plan, agent cooperation, reporting expectations, and your responsibilities as the seller.
And when needed, review the agreement with a qualified Costa Rican attorney.
