📌 INVESTICIJE IZ KANADE U BEOGRAD — REALNA ISKUSTVA I BROJKE

Dragi članovi grupe,
živeo sam godinama u Edmontonu i nedavno sam se vratio u Beograd gde radim kao agent za nekretnine i savetnik za investicije.

Kratko moje iskustvo: imao sam stan na Voždovcu koji skoro da nisam koristio — samo sam plaćao troškove održavanja i bio mi je čist trošak. Nakon povratka sam ga prodao i kupio stan sa garažom u Beogradu na vodi, namenjen dnevnom izdavanju.

📊 Šta pokazuju brojevi koje vidim kroz rad sa investitorima?
(iako moj stan još nije gotov, radim sa više klijenata koji već izdaju)

🟢 Studio + garaža u BW donosi:
• 1.800–2.000 € mesečno kod samostalnog dnevnog izdavanja (popunjenost oko 95%)

🟡 Klasično mesečno izdavanje donosi:
• 700–800 € mesečno

🔵 Ukoliko angažujete agenciju za dnevno izdavanje:
• prihod je oko 900 € mesečno,
• ali prednost je što možete koristiti svoj stan kad god ste u Beogradu.

📌 Dakle, nekretnina vrednosti oko 200.000 € može da donosi od 700 do 2.000 € mesečno, zavisno od modela izdavanja.

Za mnoge od nas iz dijaspore, ovo može biti dobra opcija da neaktivne stanove koji stoje i prave trošak pretvorimo u prihod.
