LAS VEGAS - As the Las Vegas valley continues to experience a surge in population and housing growth, new numbers released by Realtor.com showcase that 2020 may be especially hard in the valley for sellers.

The real estate listing website said it has forecasted flatten home growth prices nationwide and a housing inventory that will continue to remain "constrained, especially at the entry-level price segment."

Despite the nationwide forecast, Las Vegas and about a quarter of the 100 largest metropolitan areas including Chicago, Dallas, Miami and San Fransisco will experience decreased home prices.

Nationally, the sale of existing homes is expected to drop 1.8 percent compared to 2019.

For millennials, affordability will be a key factor in their home purchase and that will prove to be difficult as 50% of all mortgages forecasted will be purchased by the generation.

Neighboring cities like Los Angeles and Phoenix will likely see sales drop but also experience a small increase in prices as tighten inventory and mortgage rates are expected to rise.

Despite a tightening inventory, the housing forecast is welcoming to builders, as single-family construction is expected to go up 6 percent next year.

The Greater Las Vegas Association of Realtors, local home prices continued to heat up this summer from last year, while the housing supply stayed desert dry.

GLVAR also reported that the median price for existing single-family homes sold in Southern Nevada through its Multiple Listing Service (MLS) during June was $290,000. That's down 1.7 percent from the previous month, but up 12.7 percent from $257,373 in June of 2017. The median price of local condos and townhomes sold in June jumped to $170,500, up 33.2 percent from the same time last year.

The total number of existing local homes, condos and townhomes sold during June was 4,194. Compared to one year ago, June sales were down 8.9 percent for homes, but up 18.5 percent for condos and townhomes.

Las Vegas’, (Spanish for “the meadows”), is one of the fastest growing cities in the US. Renowned for its extravagant hotels and casinos, the "Entertainment Capital of the World" hosts 40 million guests per year. Love it or hate it, Las Vegas is one of the most dynamic cities in the world.

Las Vegas was once infamous for its organized crime connections, Las Vegas has reinvented itself since the 1980s era when Frank Sinatra and “the Rat Pack” singers were top of the bill, and the city now claims to cater to a more family-oriented market. So what else is there to do apart from gamble? There’s shopping, either on The Strip, the traditional city main street, or in one of several Malls, such as Caesar’s Palace or The Grand Canal Shoppers at The Venetian and you can also take a gondola ride on the Grand Canal there. You can also get tattooed or married just about anywhere and lots of people do. At the start of The Strip you can pause and take a photo of the famous “Welcome to Fabulous Las Vegas” sign; and at the Bellagio Fountains you can watch a music and light fountain show every 15 minutes.

Outside of the city there’s the Hoover Dam, with its visitor center and guided tours, holding back the huge Lake Mead since 1935. At the lake resort itself you can swim, fish, boat or just hike along the shore. Just an hour’s drive away is the beautiful ‘Valley of Fire’ State Park, where unusual rock formations and colors provide interesting photo opportunities.

There are nightclubs ranging from hot to relax to chic, where you can dance, be seen or just chill out. Many tourists just play slot machines in the hotels, ignoring a variety of shows and concerts by world famous popular singers or their tribute acts.

Las Vegas has come a long way since the 1900’s; however Las Vegas is like any other city, you can shop, eat out, watch a movie, and hike out in the national parks. It’s more than just a city of slots and roulette. So many families now call Las Vegas home.

The average Las Vegas listing price is about $259,000 in 2017. Please keep in mind that new home prices have increased in 2017 and the population is growing constantly.

Las Vegas offers affordable homes and low living costs. Moving to Las Vegas is more than an adventure it is a great place for young and old to call home.

"After having a bad experience with another real estate agent, I called my parents and asked if they could refer me to an agent who would actually help me find a house. She referred me to her agent, Ken Douglas, who has helped my parents sell and buy two new homes here, in Las Vegas.

I called Ken, who actually answered his phone and explained that my previous agent was aloof and difficult to contact. I told him that I found a house but couldn't go look at it until after work. Ken, being the great agent that he is, offered to go look at the house for me, and even take pictures. He emailed me the photos, while I was still at work! I couldn't believe the service he was offering, and I hadn't even met him face to face, yet! After two months of looking and looking, ridiculous amounts of phone calls, emails, coffee shop meetings to go over property updates, Ken and I found my home. I couldn't be happier!

When things weren't looking so great and I was getting frustrated at the market, Ken was the rock I needed while looking for a home. He was always positive and diligent, and very, very thorough. The city of Las Vegas, Nevada and its surrounding unincorporated communities in the Las Vegas Valley are the sites of more than 160 high-rises, 42 of which stand taller than 400 feet (122 m). The tallest structure in the city is the Stratosphere Tower, which rises 1,149 feet (350 m) just north of the Las Vegas Strip. The tower is also the tallest observation tower in the United States. The tallest building in Las Vegas is the unfinished Fontainebleau Resort Las Vegas, which rises 735 feet (224 m) and was topped out in early 2009.The tallest completed building in the city is the 50-story Palazzo, which rises 642 feet (196 m) and was completed in 2007.

The history of skyscrapers in Las Vegas began with the 1954 completion of the Castaways Hotel and Casino in Downtown Las Vegas; the 216-foot (66 m) structure stood as the tallest building in the city until 1961, and was demolished in 2006. Beginning with the completion of the Diamond of the Dunes Tower in 1961, high-rise hotels began to become more concentrated on the Las Vegas Strip. The first high-rise hotel and casino resort to rise higher than 492 feet (150 m) was the 529-foot (161 m) New York-New York Hotel & Casino, completed in 1997. Las Vegas entered into a skyscraper-building boom in the late 1990s that has continued to the present; of the city's 40 tallest skyscrapers, 39 were completed after 1997. As of 2012, the skyline of Las Vegas is ranked 66th in the world and 18th in the United States with 176 completed high-rises.

There are over 30 skyscrapers that are proposed, approved or under construction in the city that are planned to rise over 400 feet (122 m) in height. Like many projects in the region, construction on this particular property has been put on hold due to the late-2000s recession and collapse of the real estate market. The tallest building under construction was the Fontainebleau Resort Las Vegas, which would have been the tallest building in the city however, construction on this building was suspended in mid-2009 when the developer was forced into bankruptcy, so as of 2012 the Fontainebleau remains unfinished and will soon to be reopened in 2014 under a new name.
The resurgence of the high rise market is remarkable since land is very scarce making these properties a sensational value.
