What is VAT in Cyprus Property Purchases?

VAT applies mainly to new properties sold for the first time by a developer. Resale properties are usually not subject to VAT, but may involve other costs such as transfer fees.

What Changed in 2026?

The reduced VAT scheme is now more structured, with clear limits:

Reduced VAT (5%) applies only on the first 130 mΒ² of covered area
The maximum eligible property value for reduced VAT is up to €350,000
