Average home prices have reached around €3,200 per square metre, with seafront properties commanding between €6,000 and €8,000 per square metre. Investors value Limassol for its stability, liquidity, and consistent yields — making it a preferred choice for those seeking security and long-term appreciation.
The Outlook for 2025–2026
The next 18 months are expected to bring continued strength to both markets. Paphos offers major upside for capital growth, while Limassol provides stability and high rental returns. Buyers are becoming more selective, seeking properties with energy-efficient design, lifestyle amenities, and proximity to marinas, golf resorts, and wellness hubs.
