A MAJOR PROJECT HAS KICKED OFF IN CYPRUS
— the expansion of Larnaca and Paphos airports!

The foundation stone has already been laid, and by 2027 the airports will be able to handle over 17 million passengers per year.

President of Cyprus, Nikos Christodoulides, personally laid the foundation stone in Larnaca — even a “time capsule” filled with newspapers and symbols of the era was placed in the groundwork.

The expansion marks a key step toward two major goals:
Cyprus’s Presidency of the EU Council in 2026
Joining the Schengen Area

What’s changing:
— Larnaca Airport will gain an additional 20,000 m²: new boarding gates, baggage carousels, control zones, and aircraft stands
— Paphos Airport will increase capacity by 30% and extend its runway

Construction began in March 2025, with a total budget of €170 million — fully funded by Hermes, the airport operator.

CYPRUS — THE EU LEADER IN RETAIL TRADE GROWTH!

In June 2025, the island’s economy surprised Europe — retail sales jumped 8.7% compared to last year. That’s the highest growth rate among all EU countries!

📊 For comparison: the EU average was just 3.1%.
Cyprus outpaced Croatia (+7.4%), Malta and Portugal (+6.9%).

What are Cypriots and tourists buying most?
🍏 Food & beverages (+1.7% in the Eurozone)
👕 Non-food products (+4.3%)
⛽️ Fuel (+4%)

Meanwhile, some countries saw declines: Finland (-1.1%) and Slovakia (-0.4%). Against this backdrop, Cyprus stands out even more.

📈 This strong growth shows that consumer demand on the island is rising and the economy is gaining momentum. It may reflect both post-crisis recovery and shifts in shopping habits.

THE LAW GOVERNING REAL ESTATE PURCHASES BY NON-EU CITIZENS IS CONSIDERED OUTDATED

The “Law on the Acquisition of Immovable Property by Foreigners,” introduced long ago, covers only 1.5 pages and regulates property purchases by non-EU citizens.

🔹Under current rules, a non-EU citizen may buy (with Council of Ministers approval):
- up to two properties (e.g., an apartment and an office);
- a plot of land up to 4,000 sq. meters if building a personal home.

📌Proposals from the Ministry of Interior and Parliament
Interior Minister Constantinos Ioannou said that after consulting the Attorney General, he will propose repealing the old law and drafting a new one. MP Nikos Georgiou added that if the government does not act, parliamentarians may submit their own bill, possibly limiting purchases to one property or a house up to 200 sq. meters.

📈Foreign Ownership Already Significant
According to the Land Registry, non-EU citizens own about 10% of Paphos real estate and roughly 7% in Larnaca and Famagusta free areas. Active buyers include citizens of Israel, the UK, Russia, Greece, and Lebanon.

TOURISM IN CYPRUS CONTINUES TO BREAK RECORDS

May 2025 proved to be an outstanding month for Cypriot tourism: industry revenues grew by 20% compared to May 2024, reaching €373.3 million, up from €310.5 million the previous year, according to the Statistical Service.

Analysts note that it’s not just the number of tourists that matters, but also their average spending. The typical visitor spent €96.18 per day, with total expenses for a trip of around 8 days reaching €779.08. In total, 479,160 tourists visited the island in May.

Top spenders by country:
🇮🇱 Israel: 45,249 tourists
🇨🇭 Switzerland: 7,249 tourists
🇳🇱 Netherlands: 8,078 tourists
🇬🇧 United Kingdom: 179,150 tourists
🇵🇱 Poland: 36,800 tourists

Longest stays: British visitors (9.7 days), Germans (8.6 days), and Americans/Swedes/Austrians (8.2 days). Shorter trips are typical for tourists from Israel, Italy, Georgia, Switzerland, and Poland.

From January to May 2025, tourism brought in €955.8 million, an increase of 27.2% compared to the same period last year (€751.2 million).

HOW TO AVOID HUGE FINES WHILE CAMPING OR HIKING

Starting this year, Cyprus has introduced stricter laws regulating activities in forests and coastal areas. The main reasons are the high risk of wildfires during summer and the need to protect fragile ecosystems. Ignoring these rules could cost you dearly — with hefty fines or even prison time.

🔥 Restrictions on Campfires
Lighting a fire inside state forests or within two kilometers of their boundaries is now considered a serious offense. Penalties include up to 12 years in prison and/or fines of up to €100,000. The only exceptions are designated picnic and camping areas equipped for safe use.

⛺️ Ban on Unauthorized Camping
Authorities are especially concerned about illegal camping in sensitive areas such as the Akamas National Forest Park. Setting up a tent without permission in state forests can lead to fines of up to €5,000 or up to one year in prison. Overnight stays are only allowed in officially designated camping zones.

CYPRUS REAL ESTATE MARKET IS BOOMING

📊June 2025 recorded the second-highest number of property sales in the island’s history — a total of 1,544 contracts, marking a 17% increase compared to June 2024. This is the strongest June performance since 2007!

🌍 Why the surge?
Foreign investment continues to grow, especially in Larnaca (+44%)
Other regions also saw increases: Famagusta (+21%), Limassol & Paphos (+13%), and Nicosia (+2%)

Rush hour now stretches from morning until evening, especially in major cities. The growing number of cars, limited road infrastructure, and ongoing construction only make things worse. But the authorities have a plan.

 What’s being done to ease congestion?

The Ministry of Transport is rolling out several initiatives:

📍 Key road sections, bypass routes, and two-level interchanges are nearing completion to help redirect traffic flows.
🚌 Public transportation is being improved, with dedicated bus lanes planned to shorten travel times.
🚴‍♂️ A network of bike lanes and safe pedestrian paths is in development, offering alternatives to private cars.
🅿️ Park-and-ride facilities and restricted traffic zones in historic city centers are also on the agenda.

The goal is to make getting around the island faster, safer, and more convenient!

CYPRUS MOVES CLOSER TO JOINING SCHENGEN

The Parliament of the Republic of Cyprus has recently approved the establishment of a National Visa Information System (VIS) — an important step toward aligning with the Schengen Area.

The country is expected to join the zone of free movement in the first half of 2026, during its presidency of the EU Council.

The new system will strengthen visa issuance control, improve integration with EU-wide security databases, and ensure stricter protection of personal data in visa processing.

However, the ongoing division of the island and the presence of the "Green Line" remain key challenges on the path to full Schengen membership.
