The Cyprus property market entered the second half of 2026 with strong momentum.
According to the latest Residential Property Price Index published by the Central Bank of Cyprus, residential prices increased by 8.5% year-on-year during the second quarter of 2026. Prices also rose by 2.4% in just three months, showing that the upward trend is continuing.

Demand also remains particularly strong. A total of 5,298 sale contracts were deposited during the quarterโan increase of 15.4% compared with the same period in 2025.
Foreign-buyer activity rose even faster:
๐ Sales to foreign buyers increased by 22.7%, reaching 2,107 properties.
๐จ๐พ Sales to domestic buyers increased by 11%, reaching 3,191 properties.
Foreign buyers accounted for approximately 40% of transactions across Cyprus. However, their influence was considerably greater in coastal areas: they represented 66% of buyers in Paphos and slightly more than half in Famagusta.
Several factors continue to support the market: strong international and domestic demand, rising construction costs and increased mortgage activity. Net new housing lending reached โฌ403.6 million, up by 14.2%, despite lending criteria remaining strict.
Supply is also beginning to respond. Building permits covering 8,978 new residential units were approved between January and Mayโan increase of 63.7% compared with the same period last year. Nevertheless, construction-material prices and labour shortages continue to place upward pressure on the final cost of new properties.
The message from the latest figures is clear: buyers waiting for a significant fall in prices may need to reconsider their expectations. Market professionals are anticipating further price increases, while Famagusta continues to stand out as one of Cyprusโs strongest and most promising property markets.
