Its value depends on who will use it, what owners must contribute and whether it suits the people likely to buy or rent the property later.

When comparing new residential developments in Limassol, check:

✓ Real travel routes, not only map distances
✓ Access to the services that matter to you
✓ Usable internal and external space
✓ Light, privacy, parking and storage
✓ Which amenities are included and shared
✓ Maintenance and communal obligations
✓ Current plans and written specifications
✓ The likely future buyer or tenant audience

Do not treat projected appreciation as a fact. Resale potential depends on future market conditions as well as the property’s location, usability, condition, costs and documentation.

Use the same checklist for every shortlisted development. The strongest option is the one that fits your purpose without relying on features you will not use or promises that cannot be verified.

What materials are commonly used to build homes in Cyprus?

You will often find:

✓ Reinforced concrete and steel in the structural frame
✓ Clay bricks or concrete blocks in masonry walls
✓ External render, insulation or cladding systems
✓ Waterproofing membranes in roofs, balconies and wet areas
✓ Aluminium or uPVC window systems with glazing
✓ Ceramic or porcelain tiles and other selected interior finishes
✓ Plumbing and electrical materials hidden behind the finished surfaces

However, a familiar material is not automatically a good result.

The final quality also depends on the exact specification, compatibility between materials, correct installation and inspections during construction.

Waterproofing is a simple example. Knowing that a membrane was used is not enough. The buyer should understand where it was installed, how the junctions and drainage were detailed and how the completed work was checked.

When comparing a new-build property, request the written material and finish specifications. Ask whether substitutions are permitted and how any change will be recorded.

The better question is not only “Which materials are used?”

It is “How were they specified, installed and verified?”

• Net internal area, not only the total advertised area
• Covered and uncovered verandas
• Parking and storage
• Written construction specifications
• Energy efficiency, glazing, insulation and cooling
• Planning, permit and construction status
• Payment schedule and contract terms
• Location suitability for living or renting
• Expected common expenses
• The developer’s delivery record and after-handover accountability

Ask every developer for the same documents, then compare the details line by line.

A lower headline price may exclude features that another apartment includes. A more expensive unit may also offer little additional value. The correct choice depends on the complete proposition and how well it fits your intended use.
