Probably the most important clarification this May!
If you are planning to buy a new property in Cyprus and your budget is above €475,000 — you can still benefit from a reduced VAT rate for personal use.
The key question is: does your property qualify?
You need to check two important dates and two documents with your licensed agent and the developer:
• The date of application for the planning permit
• The date the building permit was issued
These dates will determine:
• Whether your property qualifies
• Your applicable deadline — 16 June or 31 December
The property qualifies if the planning permit application was submitted before 31.10.2023.
If the building permit was issued before 31.12.2024 — your deadline is 16 June 2026.
If the building permit was issued after 01.01.2025 — your deadline is 31 December 2026.

Excellent news from parliament for buyers in Cyprus. The deadline for the final change of VAT rules has been extended until the end of December.
What does it mean in practical terms? You can still benefit from reduced VAT on personal property and pay 5% instead of 19% — huge economy. How can you check whether you and the property qualify? Watch the reel or send me a DM for a checklist.
VAT is a bit complicated, so for details I would advise you to discuss your personal case with an expert. I’ll be happy to help — just send me a message.
