A house on Sopotská Street just sold for 20M CZK in Bohnice and it made me realize how misunderstood this neighborhood actually is.

Most people know two things about Bohnice: panel buildings and the psychiatric hospital. That's it. But there's way more going on 👇

What most people don't know about Bohnice:
Massive green space access - forests to the east, old cultivated landscape returning to nature to the west, protected archaeological areas to the north
Longest straight panel block in Czech Republic
Streets named after Polish cities (Czechoslovak-Polish friendship project from the 70s)

Deal done in Moravská Ostrava. 🏠

Flat 3+1 and this one is the opposite strategy from the last deal I posted. Where that one went in conservative, this one goes in leveraged. Heavily.

LTV 73%. Only 1,172,000 CZK of the investor's own money to control a 4,100,000 CZK property. The bank is doing most of the heavy lifting here.

Now here's the honest part. Monthly cash flow on this one is slightly negative in the early years. That number alone scares a lot of first-time investors off, but that's the wrong number to stare at.

Look at the cash on cash yield instead - up to 15.46% p.a. That's what leverage does when it's used properly. Small negative monthly cash flow, massive return on the actual cash invested, because so little of your own money is doing the work.

Purchase price: 4,100,000 CZK
Monthly rent: 16,000 CZK
Gross ROI: 4.68% / Net ROI: 3.87%
Net profit over 10 years: 3,760,865 CZK 📈

Nearly 3.8 million net profit from just over 1.1 million invested. This is exactly why "ROI" alone never tells the full story. Sometimes the deal that looks less comfortable on paper is the one working hardest for you. 🙂

This is painfully accurate and I see it more than I'd like to admit. 😄

The "thinking about buying" phase is real. I've had clients in that phase for 3 years. The market didn't wait for them. It never does. 🙂

Here's what usually happens:
Year 1: "I'll wait until I know the market better."
Year 2: "Prices are high, I'll wait for a correction."
Year 3: "Interest rates are high, I'll wait for them to drop."
Year 4: "Rates dropped but now prices went up again."
Year 5: Still on the swing. 😅

The perfect moment to buy doesn't exist. What exists is your current situation, current rates, and current available properties.
