Wonderful 2 Story Duplex home owned by an American family

The house is situated just outside the forest and plains in a quiet village called Sulzbachtal about 20-25 minutes to the Airbase.

There are a total of 200 m² living space divided into 160 m² +40m² finished basement with full 600 m² of property directly behind the house.

The main floor has a modern open floor plan including a large living room equipped with a swedish oven fireplace and access to the patio with carport. The kitchen comes equipped with electric in-counter stove, all oven, microwave, dishwasher as well as a pantry with a large fridge and freezer set. There is also a spacious dining area right next to the kitchen with access to a huge balcony/terrace with a beautiful view of the town and countryside.
Also on the main floor is the entrance with guest WC.

Upstairs there are 3 bedrooms, the master bedroom includes a walk-in closet, two other bedrooms have wall closets. There is 1 full spacious bathroom. The basement room can be used as well as a bedroom or as game or gym room, as preferred.

Furthermore there is an additional office/studio/bedroom with storage space in the attic.

The basement further includes a utility room with more storage, a laundry room with a toilet and sind and a single car garage with automatic door opener. There is an additional parking slot next to the garage.

Attention: The house is a Non smoking house! Pets are allowed upon approval.
