“How far is the beach?” is an important question—but it probably won’t be the question you wish you had asked six months after closing.

The details that affect daily life, ownership costs and future resale are often much less glamorous.

When viewing a property:

• Drive the access road yourself—preferably after heavy rain.
• Stop talking for a moment and listen to the surrounding noise.
• Look for slopes, drainage, staining and signs of standing water.
• Ask for actual bills and current HOA figures—not estimates.
• Get all rental, renovation and resale restrictions in writing.

These details don’t make exciting listing photos, but they can determine whether a property is right for you.
