As I begin focusing on real estate opportunities in the Caribbean 🌴 — particularly the Dominican Republic — I’ll be sharing what I’m seeing on the ground.

My focus is the North Coast: Rio San Juan, Cabrera, and Nagua.

Not all markets evolve at the same pace.

Around 10 years ago, I entered Montenegro when build costs were ~€1,000/m².
Today, similar properties are selling at €4,000–4,500/m².

That kind of shift happens when a market matures.

The Dominican Republic feels like it’s in an earlier stage of that cycle — with more room to grow 🌊

On the North Coast:

• Land: ~$30–$200/m²
• Deals still found near ~$25/m²
• Build costs: ~$750–1,000/m²

A 170m² villa with land:
• Build: ~$150K–$190K
• Market value (furnished): ~$320K
