Jokes aside, if you’re buying a property to live in yourself or rent out long term, don’t rush it.

It’s better to spend a little more renting while you search than to gamble on the wrong property just because you’re impatient.

If you’re a seasoned investor or buying purely for investment, that’s a different conversation. But if it’s going to be a home, visit the property, explore the area and get a real feel for what everyday life there would be like.

Before making a decision, look beyond the design and ask the questions that could change the deal: legal status, developer history, true costs, contract terms, rental potential and resale options.

The right property should feel exciting. But it should also make sense once the emotions settle.

Buying property in the Dominican Republic as a foreigner is relatively straightforward. Buying the right property safely is where guidance matters.

Every transaction is different. Title status, permits, contracts, payment structures, tax incentives and the developer’s track record (in pre-construction) all need to be reviewed before money changes hands.

Being allowed to buy is the easy part. Knowing what you’re buying is the important part.

Hear me out.
Have you ever spent so long scrolling through Netflix that by the time you find something, you’re too tired to watch it?

The worst strategy is starting by scrolling through endless listings.

Me, about to call the developer, confirm the unit is actually still available, double check the latest price, verify the payment plan, check what’s included, confirm any current incentives, ask what’s changed since the last update, and ask 17 follow up questions before I can answer:

“Let me check.” 😅

Sometimes the simplest questions require more work behind the scenes than you think.

Growing up in Romania, with more cold, dark and gloomy days than sunny ones, I always thought living somewhere warm, sunny and close to the beach would make me happier.

Man, I couldn’t have been more right. 😅

As a kid, I dreamed about living somewhere like this. I remember telling my mom that one day I’d spend New Year’s on a warm Caribbean beach and decorate a palm tree instead of a Christmas tree.

I had absolutely no idea how that was ever going to happen.

Turns out, I was speaking my life into existence before I even knew what that meant.

Speak everything you want into existence. Even when you have no idea how it’s going to happen.
