The Tecnoterra SRL was founded in 2007 as a service provider for the survey and cadastral registration of land in the Dominican Republic. Reason for founding the company was the amendment of the Act (Law no. 108-05 Certificate of Title of 4 April 2007). Due to the change in the law was the predominantly unclear ownership of the land, inheritance claims and an inadequate system of land registration
. It was not possible to indicate the exact boundary line of a plot, and not with 100% certainty indicate the rightful owner. Today it is different. The new Titles are provided with tamper-proof and hologram label. It is the document which reflects how the lawful ownership is. Basic requirements for a new Title are:
- land surveying on GPS-based coordinates done by certified surveyors
- the registration of the border by court
- the written consent of the adjoining property owners
- the written consent of each individual who has claim to the land
If this accomplished and was checked by the court, the court may after a year of the period for objection give the issue of this new Title. An administrative act which can be quite take years. The changeover to the new title is underway, but far from complete. Part of the nearly 100 Plots of Tecnoterra, just these who are for sale have this new title and are therefore legal safe. The other properties are still in this procedure. These are offered one by one for sale when obtaining the new title.
