• Background info: In 2018, sales in Allegria were worth 1 billion, most of the transactions were cash. This is a strong indicator of the demand in the market for this specific brand and it shows that the clientele for it exist and are willing to buy.
• Description

West road- from Dahshour- mainly for residents, the basic amenities are in front of the gate. This insures that no outsider will enter from this gate.
Another one towards Cairo alex Desert Road, this is where the F&B will be located, with a view of the outside of the project, this is to insure that we are not compromising privacy for the residents.
o There is 150m buffer zone between Cairo-Alex road and project to decrease noise, and this area will be a green space.
o Initially the land was 300 acres, now its 150 acres, so the cable lines (daght el 3aly) is closer to the land we left.

Initial plan was 750 units, decided on 545 units only and replaced the rest with open spaces and greenery.
Due to the small size of the land, we decided on making it a high end spacious project, this is where the name “The Estates” comes from. Each client has their garden, but also had the extra greenery.
We also got rid of the extra houses to increase open spaces, and so that two villas will not be exactly adjacent
