تعاقدت شركة مدينة مصر للإسكان والتعمير، المدرجة في البورصة المصرية، على تطوير أول مشروع سياحي سكني لها في الساحل الشمالي، على مساحة 101 فدان بالقرب من منطقة رأس الحكمة، وفقًا لمصدرين مطلعين تحدثا إلى الشرق بلومبرغ.

ويُقام المشروع بنظام المشاركة في الإيرادات مع مالك الأرض، مع توقعات بوصول الإيرادات إلى نحو 50 مليار جنيه. ومن المتوقع إطلاق المشروع في أواخر سبتمبر، ليضم وحدات سكنية وفندقية وتجارية، بما يعزز توجه الشركة نحو تطوير مشروعات متكاملة ومتنوعة الاستخدامات.

ويأتي دخول مدينة مصر إلى الساحل الشمالي في ظل الزخم الاستثماري المتزايد الذي تشهده المنطقة، خاصة رأس الحكمة، التي أصبحت من أبرز مراكز الاستثمار السياحي والعقاري في مصر. كما يأتي بالتزامن مع مشروع رأس الحكمة الذي تطوره أبوظبي باستثمارات مباشرة تبلغ 35 مليار دولار.

ويمثل المشروع خطوة استراتيجية لتنويع محفظة مدينة مصر والتوسع في سوق الساحل الشمالي، مع تزايد الطلب على الوجهات الساحلية المتكاملة، ودعم توجه الدولة لتحويل المنطقة إلى مقصد سياحي واستثماري يعمل على مدار العام.

Madinet Misr for Housing and Development, listed on the Egyptian Stock Exchange, has contracted to develop its first residential tourism project on the North Coast, spanning 101 acres near Ras El Hekma, according to two sources familiar with the matter who spoke to Asharq Bloomberg.

The project will be developed under a revenue-sharing model with the landowner, with expected revenues of around EGP 50 billion. It is expected to launch in late September and will include residential, hotel and commercial components, creating an integrated destination.

Madinet Misr’s entry into the North Coast comes amid growing investment momentum across the region, particularly Ras El Hekma, which has emerged as one of Egypt’s key tourism and real estate investment hubs. This comes alongside the Ras El Hekma project, being developed by Abu Dhabi with $35 billion in direct investments.

The project marks a strategic step in diversifying Madinet Misr’s portfolio and expanding into the North Coast, as demand grows for integrated coastal destinations and the region continues its transformation into a year-round tourism and investment hub.
