We don’t necessarily look for the simplest asset. Often it’s the opposite: if a property is obvious, perfectly presented, legally in order, and its potential is immediately clear, a good part of that value is probably already reflected in the price.
We’re interested in solvable complexity: difficult layouts, underused assets, legal or administrative situations that need to be understood, problems of access, occupancy, or structure. Situations that require a strategy before they can reveal their value.
But we don’t look for problems for the sake of it. We look for situations we can understand and solve through our experience and local knowledge.
Barcelona Beach is a good example: we didn’t buy a finished residential product, but a property with a complex spatial configuration and a transformation that required us to act on several fronts simultaneously.
