Sea Gardens — Villajoyosa
One November day in Villajoyosa: from morning coffee on the terrace to dinner on your own rooftop
In mid-November, the sun rises over Villajoyosa at around 7:40 am. Your first coffee of the day might still require a jumper, but by lunchtime temperatures can be around 20°C. Even in November, this part of the Costa Blanca gets almost six hours of sunshine a day.
This is what an ordinary weekday could look like if Sea Gardens became your permanent home.
Every apartment in the development has 2 bedrooms and 2 bathrooms, with prices starting from €385,000 + VAT. A parking space and storage room are already included.
At 8:00 am, you take the dog down to the sea. Playa Paraíso is only around 650 metres away — roughly an eight-minute walk. When you get back, there is even a dedicated pet-washing area downstairs, so the sand stays there rather than ending up in your living room.
At 9:00, the working day begins. One of you can use the development’s coworking space while the other works from the second bedroom. And with two bathrooms, nobody has to negotiate the morning schedule.
At lunchtime, Villajoyosa’s covered market is about five minutes away by car for fresh fish, vegetables and bread. On Thursdays, there is also the town’s street market. Afterwards, take a walk through the old town, with its famous colourful houses built into the historic city walls.
And the evening?
For five penthouses, probably upstairs.
They come with private rooftop solariums of approximately 69–91 m². On the smallest penthouse, the rooftop is actually larger than the apartment itself. Around 6:00 pm, the sun goes down — and dinner can be the fish you bought at the market earlier that day.
There is also an interesting pricing detail.
A 66.7 m² apartment on the ground floor starts at €385,000, with a 34.8 m² terrace. The same internal layout on the fourth floor is €425,000, with a smaller 23.4 m² terrace.
The penthouses with private solariums are priced at approximately €640,000–€750,000. You pay more overall, of course, but the additional outdoor space changes the effective price per square metre considerably.
Before completion, payments amount to up to 40% of the purchase price, protected by a bank guarantee. The remaining balance is paid at the notary when the completed property is transferred to you.
The question, therefore, isn’t simply “Which floor is best?”
It is which floor gives you the best combination of price, terrace, view and lifestyle for the way you actually intend to use the property.
That is exactly the comparison I make for my clients.
