A notarised power of attorney — poder notarial — lets a lawyer or representative in Spain obtain your NIE on your behalf. You don't need to be present.

And it doesn't stop at the NIE. The same power of attorney can be used to sign reservation contracts, manage bank accounts, and in some cases complete the purchase itself. For remote buyers, it's one of the most useful tools available.

No NIE, no purchase. It's that simple. 🇪🇸

The NIE is Spain's identification number for foreign nationals. Without it you cannot:

– Sign the reservation contract
– Open a Spanish bank account
– Pay transfer taxes (ITP) or VAT
– Sign the completion deed before a notary
– Register ownership at the Land Registry

It's not a formality you fix at the end. It's a blocker at multiple stages.
