Busquistar, Granada, Alpujarras Cortijo, finca, farmhouse (not for rent and no rent to buy) All legal in the national park. You can get a mortgage on it. EPC certificate in place, 300m build and 25,000m (6.2 acres) of land. This isn’t for everyone you’ll be in your own valley 1.5 km from Busquister in the high alpujarras. Own private track and nearest neighbour about a km away and they only use it now and again. I have a load of videos.
Busquistar has 2 shops, 2 bars, caja rural cash point, bakers, builders merchant (the lorry can get to the cortijo) and a chemist and a bus service to Orgiva, Granada & Trevelez.

It’s changing all the time
There is the cortijo, a barn on one side (i am no horse expert but looks a good size for a stable, am 6ft 4 and i can stand up with room to spare.) and a barn on the other side and below which goes under part of the cortijo. More than 50% of the cortijo has been rebuilt from the ground up, with a local firm of builders all of the roof of the cortijo has been replaced, In addition, the floor / ceiling of the barn below has been replaced.
There are 2 bathrooms one a new massive wet room and an older one which has been retíled.
There are three bedrooms all of them are big and one that is massive with a door to the roof terrace.
The kitchen is new and has a built in gas hob with plumbing for dishwasher and washing machine. The gas bottle for the hob can go outside.
There is a document i have from the architect it shows 3 separate areas of the cortijo, including the barn on the left, the cortijo and the barn on the right, gives a total area of 295 square meters, the actual floor area is 328 as part of the barn on the right goes under the cortijo. You can of course knock through from the barn on the left and put stairs in from the cortijo to the barn below if you wanted to. Anyways the cortijo itself the middle part is 150 square meters.
There is a basic solar system with lights and it’s ok for charging laptops and mobiles. There is mains water connected and there is the right to take water from the spring, it’s recorded in the papers. It is running at the cortijo.
All the land around cortijo belongs to it, there are large flat terraces, with olive trees, almonds and fig trees, they haven’t been in production for years so am guessing they would be totally organic. There is a new orchard which has been planted. There is the old threshing circle. A local guy is happy to keep his horses on the land if you just want to land to look at. There are 2 tracks from the village, once you get past a certain point nobody else has the right to use it. You dont need a 4x4 you just need something with clearance. I’d advise walking down first to be sure. The builders can scrape the track or concrete it or you can live with it as is.
I have a load of videos. You can email me and i will send you links, there are videos of the rebuild and a tour of what it is like now. There is an electric pylon about 400m (am guessing never measured it) away so you can have mains electric if you want.
You could convert the barn below for air bnb, and the new part if you wanted to and use it as a business, or add it as part of the cortijo.
The cortijo in total has a floor space of 328 square meters, the barn on the left is 28m give or take and the barn on the other side which in part goes under the cortijo is 100m. The actual footprint of the total building is just under 300m. (See document from architect)
There is a Vodafone mast across the valley and i get 4G, clicktel can do wiimax internet, i beleive there is also a TV transmitter but I haven’t tried. The local shop in the village is happy to receive post as is the bar, or you can rent a post office box.

Questions
Price? Negotiable, make an offer the worst I can do is say no.
Is it legal? Yes it i, and being in the national park nobody close by can build anything, even if they did you are not over looked. Of course instruct your own independent lawyer.
What about water? You have mains town water, the spring water runs all
Year. The right to take it
Is in the documents.
Electric? There is a basic solar system for light and laptops phones, works fine, there is a pylon at the top of the track to the left, 400m? And you could connect to that.
The walls are in good order, about half of the walls have been rebuilt with thermal blocks and the original stone. Never gets hot or cold as the walls are 50cm or more thick. All the roof has been replaced.
Neighbours? At the top of the track say 1000m away there is a retired English couple, other way there is a cortijo about same distance and this is used only odd weekends, down the valley away (east) from the village there isn’t anyone. A hiking track passes the north side of the cortijo.
Land /farming? Large flat terraces that are fenced, land is only occupied by a couple of horses from time to time, there are olive trees, cherry trees and fig trees, they are in the process of being pruned, with the spring water you could have a farm, as the terraces are large and flat.Am guessing would be totally organic.
Paperwork? I had an independent lawyer do all the work and it’s all legal everything in place. I can find you a lawyer and they can check it. Airbnb? you could have a good income check local places for availability, the barn and the new build could be converted into holiday apartments. With the relevant permissions of course.
Track? As it is you dont need a 4x4 you just need the clearance. Best have a look before driving. But everything from a Nissan Micra to a lorry has been down it.
Parking? there is a ton of space outside the cortijo
Swimming Pool? There is a plunge pool just below the cortijo with amazing views, there is also a river below the property. (Not on land belonging to cortijo) There is also an old legal ‘alberca’ water deposit which will need digging out again as it has not been used for many years, as previous owner had a concrete water storage. I haven’t bothered as there is mains water.
Spring? It runs all year which is rare, your right to take it is recorded in the deeds.
Village amenities? You can get everything for day to day life and there are 2 bars, free tapas with every drink, bus service also. Petrol station is in Portugos.
Wifi etc, there is a Vodafone transmitter in the distance on the hill I get 4g no problem, clicktel have a transmitter there for the village, TV antenna i believe but not checked personally.
Does it have a ‘DAFO’ sometimes called an ‘AFO’,? the property has a deed and an architect’s certificate. DAFO or AFOs are for properties that were illegal and built without a deed. Of course check with the lawyer you instruct for the purchase
Price? Am a little negotiable and if you dont know you will need to add approx 10% (ish) for taxes and fees.
Furniture? Can be sold by negotiation.
IBI? (Like Spanish council tax) 4 euros a year. Your only bill if you don’t use the mains water.
2 hours 4 min from Malaga airport. 1 hour 32 Min from Granada airport.
Am sure everyone will have a ton of questions but hopefully I have answered some of them.
