Here are a few things that will help you prepare for a successful sale:

1. Get your paperwork in order.

A Nota Simple is an official, state-verified extract from the Spanish Land Registry (Registro de la Propiedad). In Mallorca real estate, it acts as the most critical pre-contractual document, summarizing the current legal status of a property.

A typical Nota Simple provides a snapshot of the following key details:

~ Property Description:
Physical details, boundaries, official square meters (built and plot size), and location.

~ Ownership: The exact registered owner(s) and how they acquired the property (e.g., purchase, inheritance).

~ Encumbrances (Cargas):
Any debts, claims, or financial burdens attached to the property.

~ Usage Limitations: Rights of way, easements (e.g., shared driveways).

2. Choose An Agency : An agency that is officially registered and licensed in Mallorca for real estate is essential. A good, trusted agency brings local contacts & knowledge to the deal and will help ensure the process is smooth & seamless.

3. Tidy the house. Now is the time to get a can of paint out and refresh the walls and do any small repairs so that potential buyers see a clean and tidy house rather than one that looks like it hasn’t been well looked after.

4. Showcase the outdoor space. Buyers fall in love with a lifestyle they can envisage themselves living. Stage the outdoor space so that it looks inviting and aspirational. This is where your buyer needs to imagine themselves with a morning coffee or an evening wine!

5. On the days of viewings tidy away any clutter and present your house well. Studies show it takes potential buyers less than ten seconds to fall in love with their new home. Set the stage for that to happen by presenting your house clutter free, clean & tidy.
