Why I increasingly advise investors to choose new-build property in Spain❓

I see it all the time; investors go for existing properties because they seem “cheaper”… but later run into unexpected costs.

My advice? Look beyond the purchase price.

New-build simply offers more security:
👉10-year structural warranty (Spanish Building Act)
👉Your deposits are protected through a bank guarantee
👉Built according to the latest construction and energy standards

And maybe even more important:
Towards 2030, energy and rental requirements will become stricter.

Many existing properties won’t meet these standards without significant upgrades.

New-build already does.
For rental, that means:
✅Lower maintenance
✅Better reviews
✅Higher occupancy

I’m not saying existing property is never a good option.
But as an investment? I prefer certainty and future-proof assets.
