Do you know what it really takes to build a villa on the Costa del Sol?

1. Geotechnical Survey
A mandatory soil analysis carried out before the architectural design begins. Without it, the foundations cannot be properly engineered.
2. Architectural Project
An architect designs your villa in accordance with Casares' planning regulations. The project is divided into:
Basic Project – required to apply for the building permit.
Ex*****on Project – the detailed construction plans used on site.
Architect's fees typically range between €15,000 and €20,000.
3. Building Permit
Issued by Casares Town Hall. Municipal fees may represent around 4–5% of the construction budget, plus ICIO (Construction Tax). Approval usually takes 2 to 6 months.
4. Construction
High-quality construction on the Costa del Sol generally ranges from €1,500 to €2,100 per m². For a 241 m² villa, construction costs alone are approximately €361,000 to €506,100, excluding the land, professional fees and taxes.
5. Site Supervision
Both the architect and the technical architect (quantity surveyor) are legally required to supervise the project throughout construction.
6. First Occupancy Licence
The final step. Without it, the property cannot legally be occupied or registered with the Land Registry.
