FOR SALE, NEW LISTING. €649,000. MONTEFRIO, GRANADA PROVINCE. An impressive multi-purpose events and hospitality venue in a beautiful rural location 4 kms from the historic small town of Montefrio.

1,041 m2 Built Area
6,477 m2 Plot Area

2 Main Events Spaces (120 guests and up to 200 guests in each space)
Bodega for smaller, more intimate events
Characterful Bar and Restaurant
4 Bedroom Owners’ Apartment in the main building
Separate staff apartment and additional studio apartment
Pool
Stabling and outhouses that could still be used for equestrian purposes or converted into holiday chalet accommodation.

This is a fascinating property that offers scalable opportunities for income generation through tourism and hospitality. It is located in a lovely corner of Granada Province close to the historic small town of Montefrio, acknowledged by National Geographic as having one of the best views in the world.

Behind the property, the cliffs of La Peña de los Gitanos emerge from the trees; this is a very interesting archaeological site with dolmenes dating back to the late Neolithic age, and there are Roman and Visigoth remains in the area.

For an investor who is looking for a scalable tourism or events-based business opportunity, then this property is particularly interesting.

The main events spaces could generate income almost immediately, without heavy upfront investment. Rent out the spaces for weddings, baptisms, birthdays and other such activities and catering can be brought in from outside, so income is simply generated from the rental of the excellent event spaces.

There is one enormous salon that can seat up to 200 guests and this has its own entrance and bar, with connection to the central kitchen. This salon also has its own guests’ cloakroom and a stage at one end for entertainment providers.

The second main event space is at the front of the building: a splendid timber-beamed, predominantly glazed space that can seat 120 people. There are wood-burning stoves at either end of the room for cozy winter events. This part of the complex was built 7 years ago and is fully double-glazed and well insulated.

In the main building, there is a very characterful bar and restaurant space with wood-burning stove, exposed beams and exposed brick walls; a warm, welcoming and intimate space with guest cloakrooms.

The kitchen is a fully-equipped catering kitchen with two areas for food preparation and serving. There are several chiller cabinets, multiple gas rings and ovens, a plancha and other cooking surfaces for a whole range of catering styles and culinary requirements. The kitchen is centrally located, so is easily accessible for all event areas.

On the top floor of the main building, there is a 4 bedroom owners’ apartment that was only refurbished 7 years ago. The apartment has a private entrance at the rear, and a living room, kitchen/breakfast room and bathroom.

In the outbuildings at the rear of the property there is a staff apartment with 1 bedroom, living room and bathroom. There is a second studio apartment with open-plan living/bed/kitchen area and a bathroom. Additional store room.

The stables have 4 loose boxes and there are outbuildings for use as tack rooms, and there is a generous concrete yard.

On a terrace above the yard, there is a raised terrace with an inset pool.

Access to the property is very straightforward, with wide gates that open onto a very large car parking area, ideal for cars and coaches.

There are many possible uses for this property, including using part of the car park for caravans or motorhomes.

In time, investment can be made in the outbuildings to create a series of holiday chalets, proving yet another source of relatively passive income.

As a starting point, if you were to host 20 weddings or large events here a year, income from the event room rental alone could generate well in excess of €80,000 per year. As the business grows, then it would make sense to invest in the creation of guest accommodation.

This is a very surprising house with a large plot of land, ideal for anyone who wants a smallholding for either livestock or vegetable production.

Tucked away in the corner of the very attractive Plaza del Ayuntamiento, there is an indication of a house, but the facade is very modest. However, behind the front door there opens a large and very well maintained family home with a lot of space. However, it is not just the house that is special about the property. At the rear of the house, there is a flat and fertile smallholding of some 1,777 m2 where the current owners currently grow a wide variety of fruits and vegetables.

In addition to the house and the land, there are two very large farm buildings/garages that can either continue to be used as such, or converted to provide additional accommodation for tourism accommodation.

At the front of the property, the house is connected to village life and at the rear, the land backs onto open countryside and there is a farm tracks that runs from the lane to the farm buildings. The land is perfect for either continued use for vegetable production, or for animals.

Accommodation

Ground Floor

There is a bright and welcoming hallway with stairs to the first floor and access through to the ground floor accommodation.

Ground floor bedroom, spacious living room with fireplace, kitchen, dining room, storage room adjacent to the kitchen, utility room and ground floor bathroom, additional reception room with open fire from where there is access to one of the large garage/farm-buildings.

Courtyard patio with a gate to the land at the rear of the house, and doorways into both garages.

First Floor

There are 4 generous bedrooms, one of which is currently used as a storage room. Family bathroom. One of the bedrooms has french windows that open onto the Plaza del Ayuntamiento at the front.

Outside

Attached to the house and with direct access to the land, through double garage gates, there are two very large farm-buildings. Beyond these extends a flat, fertile and well-tended smallholding where the current owner grows a variety of fruit and vegetable crops. The land can be used for crops or for animals.

In summary, this is a large, versatile and well-maintained property that would be perfect for anyone considering a tourism business, self-sufficiency from the smallholding or space for animals.

Campotéjar is a thriving and bustling village with a good weekly market, bars, banks and shops to meet most requirements. The village is 2 minutes away from the A-44 Motorway that runs between Jaén and Granada - both cities are therefore around 30 minutes’ drive from the property. Granada Airport is also around 30 minutes’ drive from the village.

Spain is reinventing itself. There is a new emphasis in the country on diversifying its national tourism model beyond catering for the bucket-and-spade brigade. FOR SALE - NEW LISTING. €120,000. COLOMERA, GRANADA. A very spacious and well presented 5/6 bedroom village house with garden, natural well, separate casita and gated parking.

338 m2 Built Area
325 m2 Plot Area

5/6 Bedrooms
2 Bathrooms
2/3 Reception Rooms
Study
Kitchen
Large larder/store
Tiered Garden with space for a pool
Separate Casita
Gated Parking
Natural Well
Air-conditioning and heating
Wood-burning stove
Double glazing
Balconies, roof terrace and patios

If you are looking for a reasonably priced village house that offers a lot of space for the money, then this property is well worth considering. It has so many elements that appeal to buyers: a large and sunny garden with space for a pool; a separate casita that could be used for holiday rental income; gated off-street parking and its own natural well.

The building was originally used as the village pharmacy (this has since moved just over the road), and it has been very well maintained throughout. The overwhelming impression inside is that of light; there are several sets of double-glazed french windows both upstairs and down that allow a great deal of sunlight to flood the rooms. The accommodation, too, is very generous but there are tweaks that could be made to suit any new owner.

Ground Floor

A couple of steps lead from the front door down into the main hall, and stairs rise from here to the first floor.

There are two main reception rooms, both at the back of the house; the main living room has double doors onto the garden and a wood-burning stove in one corner. At the front of the house, there is a study and a ground floor bedroom (Bedroom 6), but these two rooms could be opened up for use as an office or TV room.

Ground floor shower room.

The kitchen is bright and airy, but the cabinets have not recently been updated. There is a door onto the rear patio and garden. Off the kitchen, there is a large larder/store room.

First Floor

There are 5 main bedrooms on the first floor, two of which are very large and bright. Every bedroom has french windows and balconies. Spacious family bathroom.

Outside

The south-facing garden is a treat, set out on a couple of levels. There is off-street, gated parking for 2 cars with a generous roof terrace above, and plenty of patio area behind the house. One of the garden terraces has a hatch that opens onto the natural well. The upper terrace would be a perfect spot for a pool.

Casita

The casita has two rooms on the ground floor and a large room on the first floor, accessible via the roof terrace. At the moment this is used for storage but it could be converted into a lovely little guest house.
