Here’s something we see more often than you’d think. A buyer makes an offer, says they’re paying cash, and the seller accepts — sometimes over a higher offer because cash means a faster, cleaner sale. Then a few weeks in, the story changes. Actually, they’re going to need a mortgage.

Suddenly the seller’s locked into a longer process, with a buyer who didn’t tell the truth upfront. And by then it’s hard to walk away without losing time. If you’re selling, ask the right questions before accepting. If you’re buying, just be honest. There’s no shame in needing a mortgage — but there could be a problem with pretending you don’t.
