When Faye first walked into Mel de Taronger, it was still very much an 80s villa — tired, dated, and easy to overlook. But underneath it all was the kind of potential you only see if you know what to look for. Nine months later, it was finished; three weeks after that, it was sold.

Here’s a thing about buying in Spain that catches people out: the whole system runs in Spanish. The notary. The land registry. The bank. The town hall. Every document you sign is a Spanish legal document, whatever language your agent smiled at you in during the viewing.

And the system doesn’t come to you. Lucy says it to buyers all the time - a bank manager here is not always accessible. Files sit. Things need following up, and following up again, in Spanish, by someone who knows exactly which office to ring.

That’s the real reason language matters in this job. Not the viewings - those are the easy part. It’s the phone calls you never see. The document the bank suddenly wants. The question from the town hall three weeks before completion.

We didn’t take Spanish lessons to work here. We moved to Jávea 35-odd years ago - grew up here, built our lives here, and have run this business here for 30 years. English and Spanish aren’t a service we offer. They’re just how our family works. And between the team, we’ve got French and Dutch covered too.

So when something needs sorting on a Tuesday afternoon, nobody’s booking a translator. We pick up the phone.

Loreto fiestas start Saturday. Quick story: in 1850 a ship ran aground at Cap Prim with an image of the Virgin of Loreto on board. The fishermen salvaged her, and the port’s thrown her a party every September since.

Ten days of brass bands, lunch at the baret — a pop-up tent by the water, fish straight off the boats, best lunch in Jávea — kids’ day on Saturday the 5th, and fireworks fired from the sea over the bay on the 8th.

Fair warning: it’s loud, parking’s worse than usual, and the music goes until 4am. Ten days a year. Worth every one.

You come out for a week. And somewhere around day 6, the sun lounger conversation shifts from “where shall we eat tonight” to “what do you reckon that villa costs”.

We’ve watched it happen for 30 years. Half the people we’ve handed keys to started exactly like this - on a lounger, asking the second question.
