Project Update | El Paraíso, Benahavís 🏗️✨

From construction site to finished home.

Our El Paraíso renovation has now entered its final stages, with the major construction and installation phases complete and the focus shifting to furniture, styling and the final details throughout the property.

Since our last update, we’ve completed:

• New windows and glazing throughout
• Internal doors, wardrobes and bespoke carpentry
• Bathroom installations and sanitaryware
• Architectural and decorative lighting installation
• Full kitchen installation
• Air conditioning installation
• Decorating and painting throughout
• Final door installation and carpentry detailing
• Furniture delivery and installation now underway
• Styling and finishing touches commencing

What started as a full strip-out and reconfiguration is now becoming the turnkey home we designed from the outset.

The transformation has covered everything from structural alterations, drainage, electrical and plumbing infrastructure through to new ceilings, lighting, air conditioning, bathrooms, kitchen, glazing, carpentry and interior finishes - all designed, coordinated and delivered as one complete project.

We’re now at the best part: bringing the interiors to life. 🛋️

Furniture and styling are beginning to go in, final details are being completed, and the finished property is starting to take shape.

Located within Los Arqueros Golf & Country Club, Benahavís, this project represents a complete end-to-end transformation by Niven Homes — from acquisition and concept through to renovation, furnishing and final styling.

Major Update for Short-Term Rental Owners in Spain 🇪🇸🚨

Spain’s Supreme Court has officially scrapped the national short-term rental registry that was introduced in 2025.

The court ruled that the central government overstepped its authority, meaning the nationwide registration requirement for Airbnb and holiday rentals has now been annulled.

What does this actually mean?

• Regional licences (like Andalucía’s VUT/VFT) still apply
• Local regulations and community rules still matter
• The additional national registry requirement has effectively been struck down

Our El Paraíso renovation continues to move at strong pace, with the project now transitioning from structural and services work into finishing phases.

This is a full internal transformation - reworking the layout, upgrading infrastructure, and delivering a modern, turnkey home from the inside out.

So far, we’ve completed:
• Full project setup, planning & coordination
• Design development and layout finalisation
• Supplier coordination and material procurement
• Full demolition and strip-out
• Structural works including staircase and basement access
• Drainage infrastructure and terrace structural works
• Upper-level wall construction and insulation
• Electrical chasing and preparation throughout
• First fix electrics and plumbing completed
• Services inspections completed and approved
• Structural works and terrace concrete completed
• Staircase installation and structural framing works
• Wall plastering and main false ceiling installation
• Electrical wiring completion across the property
• AC system installation progressing with units in place
• Fuse board installation scheduled
• Tiling phase now commencing
• Ongoing end-to-end project management

The renovation includes a completely reconfigured layout, upgraded electrical infrastructure, new air conditioning system, refined lighting design, new ceilings, full plastering, and high-quality finishing throughout - all designed to elevate both functionality and feel.
