Marbella Lettings Long Term Rental Property Specialists in Marbella

Should you rent your Marbella property furnished or unfurnished? 🤔

It is one of the most common questions landlords ask us before putting their property on the market — and the answer is often not what they expect.

Many landlords assume that furnished automatically means higher returns. But when you look at the full picture, the reality is more nuanced.

Here is what we consistently see at Marbella Lettings:

❌ The cost of purchasing and maintaining quality furniture is significant
❌ Even with careful tenants, wear and tear is inevitable over time
❌ In most cases, the modest rent premium does not fully offset these ongoing costs
❌ Furnished tenancies create more opportunity for disputes at the end of a tenancy

✅ Unfurnished tenants bring their own belongings and treat the property as a genuine home
✅ They plan to stay longer — reducing turnover and void periods
✅ For landlords managing from abroad, unfurnished means significantly less complexity
✅ A cleaner, simpler investment with more predictable returns

The middle ground that works well for most Marbella landlords — provide quality white goods and essential fitted appliances, and let the tenant furnish the rest.

This approach appeals to a broad range of tenants, minimises ongoing costs and produces longer, more stable tenancies.

Marbella Lettings are long term property rental specialists in Marbella. If you are unsure which approach suits your property best, we are always happy to offer honest, free advice.

"What exactly does a rental agent do for their fee?"

It is one of the most common questions we hear from landlords — and it is a completely fair one to ask.

Many people assume that a long-term property rental agent in Marbella simply advertises a property, finds a tenant and collects a monthly payment.

The reality is often very different.

At Marbella Lettings, we regularly work with landlords based in the UK, Ireland, Scandinavia, the Middle East and many other countries around the world. For these landlords, we become far more than just a property marketer.

Here is just some of what we do:

✅ Advise on preparing and presenting the property for the rental market
✅ Manage professional marketing and handle all enquiries and viewings
✅ Carry out rigorous tenant referencing — references, bank statements, employment verification, income checks
✅ Guide landlords through Spanish rental legislation and their legal obligations
✅ Help with utility companies, internet providers and local service contacts
✅ Guide landlords on transferring rental income from Spain efficiently
✅ Connect landlords with trusted legal and tax professionals when specialist advice is needed
✅ Provide ongoing support throughout the entire tenancy — not just until the tenant moves in

Over the years we have helped landlords navigate everything from inheritance matters and family disputes to foreign exchange arrangements and non-resident tax obligations.

In many ways, a professional rental agent becomes part property expert, part administrator, part problem solver — and sometimes even part counsellor.

Long term rental in Marbella is all we do at Marbella Lettings. Free guidance and support — no pressure, no obligation.

An honest post that not every landlord will want to read — but one that every landlord should 👇

When a tenancy goes wrong, the letting agent is almost always the first person to get blamed. And sometimes that blame is justified. But sometimes the honest answer is more complicated.

Before any tenant moves into a property, a professional rental agent will reference them thoroughly, verify employment and income, assess affordability, identify risks and make a clear recommendation. In most cases, the final decision on who occupies the property rests with the landlord.

Over the years at Marbella Lettings, we have occasionally seen situations where landlords have chosen not to follow professional advice — and where the problems that later arose were directly linked to those decisions.

A preferred tenant was chosen over a stronger recommended applicant. Affordability concerns were raised but ignored.

Rental pricing guidance was not followed. Contract term advice was set aside.

There is nothing wrong with landlords making their own decisions. It is their property and their investment.

But when things go wrong, it is worth asking one honest question before looking for somebody to blame:

Did I follow the advice that was given?

The best landlord and agent relationships are genuine partnerships. Trust, open communication and shared responsibility consistently lead to the best outcomes — fewer problems, longer tenancies and more reliable rental income.

At Marbella Lettings we are long term rental specialists in Marbella. We always give honest advice — even when it is not what a landlord hoped to hear. That is what we believe good property management looks like.

🚨 BREAKING: Spain's Supreme Court Overturns National Registry for Tourist Rentals

A significant legal development has just taken place that could affect thousands of holiday rental property owners across Spain.

On 21st May 2026, the Spanish Supreme Court ruled to annul the national NRUA (Número de Registro Único de Alquiler) — the state registration system that had been mandatory since July 2025 for advertising holiday rental properties on platforms such as Airbnb and Booking.com.

The Court concluded that the Spanish Government had exceeded its authority by introducing a national registry that overlapped with existing regional registration systems.
What does this mean for holiday rental owners in Marbella and Andalucía?

✅ Holiday rentals are still regulated — this ruling does not remove the need for licences

✅ In Andalucía, a valid Andalusian tourist licence is still required where applicable

✅ The Digital Single Window and platform reporting obligations remain in place

✅ If you already hold a valid Andalusian tourist licence — no immediate action is required

This ruling highlights exactly how quickly holiday rental regulations in Spain can change — and why staying informed is so important.

Whether you own a holiday rental property, are considering the short-term rental market, or are exploring long-term rental as a more stable alternative, understanding the latest legal requirements is essential.

At Marbella Lettings, we provide free property rental guidance and support for property owners throughout Marbella, Benahavís, Estepona, San Pedro Alcántara and surrounding areas.

If you have questions regarding holiday rental regulations, tourist licences or long-term rentals — we are always happy to help.

Marbella Lettings — helping property owners make informed rental decisions in an ever-changing market.

Is the Marbella property market beginning to slow down? 🤔

It is a question we are hearing more and more from property owners and investors across the Costa del Sol — and it deserves an honest answer.

The reality is that several factors are creating a more cautious mood among buyers right now. Interest rates remain higher than the historic lows of recent years. The cost of owning property in Spain has increased. Regulatory uncertainty around rental legislation and non-resident taxes is causing some investors to pause.

Buyers are becoming more selective. Properties are taking longer to sell than during the post-pandemic boom. Realistic pricing is becoming increasingly important.

But here is what this means for landlords specifically — it is actually good news.

Demand for long-term rental properties in Marbella remains strong and continues to grow year on year. Professionals relocating to the Costa del Sol, international families, remote workers and retirees are all actively seeking quality long-term rental homes. This consistent demand provides landlords with reliable monthly income regardless of what is happening in the sales market.

Rather than reducing an asking price significantly or waiting months for the right buyer, long-term rental allows property owners to generate consistent returns while the market stabilises — and benefit from future capital appreciation when the time is right.

If you own a property in Marbella and are thinking of renting it long term — this is worth reading. 👇

Free Long Term Property Rental Guidance and Support

One of the biggest mistakes landlords make is focusing only on achieving the highest rent possible, while overlooking presentation and tenant expectations.

Good long-term tenants are looking for a property that feels clean, well maintained, comfortable and easy to live in. Here is what actually makes a difference:

✅ Professional cleaning and decluttering before marketing
✅ Neutral décor — tenants need to imagine themselves living there
✅ Quality furnishings — kitchens and bathrooms scrutinised most
✅ Fast fibre internet — essential for remote workers and digital nomads
✅ Inviting outdoor space — a clean terrace or pool area can seal the deal
✅ Professional photography — poor photos dramatically reduce enquiries
✅ Correct pricing from day one — overpriced properties simply sit empty

Well-prepared properties not only rent faster — they attract tenants who stay longer and take better care of the home.

At Marbella Lettings we are long term property rental specialists in Marbella. We provide completely free guidance and support to landlords — no pressure, no obligation.

Did you know Marbella is now one of Europe's most popular destinations for digital nomads and remote workers? 🌍

Since COVID-19, professionals across Europe have been free to choose where they live and work — and increasingly they are choosing Marbella.

The reasons are obvious. Over 300 days of sunshine, quick flights from Málaga Airport, excellent international schools, world-class healthcare, and an exceptional quality of life.

For landlords, this shift is creating a significant opportunity. These are not holiday visitors — they are professional, high-quality long-term tenants looking for quality properties where they can genuinely settle, work remotely, and build their lives.

There is also a growing "try before you buy" market emerging across the Costa del Sol. Many individuals and families considering purchasing property in southern Spain want to experience the area first — creating excellent demand for quality long-term rentals.

At Marbella Lettings, we are long term property rental specialists in Marbella. We help landlords position their properties to attract exactly this type of tenant — reliable, professional and long-term.
