Prices on the Costa del Sol are still climbing, but the cost of buying a home here is made of more than the price tag. Taxes, legal fees and notary costs add a real chunk on top, and one of those numbers is about to change.

Andalusia’s 2027 regional budget includes a cut to property transfer tax on resale homes, from 7% to 6.75%, with a plan to bring it down a further quarter point each year until it reaches 6%.

On a €500,000 home, that first step alone saves you €1,250. The price limit for reduced rates on a main residence is also going up, so more buyers under 35, large families and people with disabilities could qualify.

It’s a small shift, but it matters when you’re working out your full buying costs, and it matters more for some buyers than others. If you’re buying a second home or an investment property, the general rate is the one that applies to you. If you’re moving here for good, the reduced rates could be worth checking.

The budget still needs to pass through parliament, so for now we’re advising every client to plan with today’s rates and treat the cut as a bonus.

There’s a version of your life where the alarm goes off and it’s still dark outside. Where you scrape ice off the windscreen before you’ve even had coffee. Where “escape” is something you book two weeks of a year and pay for the privilege.

And there’s a version where that’s just Tuesday morning on the Costa del Sol.
Same person. Same ambitions. One completely different day, built entirely off one decision.
